Job summary

Nicholas Associates is seeking a Groundworks Quantity Surveyor to join an established in-house housebuilder, delivering cost control across residential developments.

You will manage groundworks and infrastructure packages, produce cost plans, review valuations, and drive value engineering while working closely with construction and procurement teams.

Qualifications

• Proven experience within residential groundworks/infrastructure.
• Strong knowledge of groundworks, drainage, roads, utilities and external works.
• Experience managing subcontract packages from tender through to final account.
• Good commercial and contractual knowledge.
• Strong negotiation and communication skills.
• Ability to work independently while coordinating with operational teams.
• Experience with housebuilders or residential developers preferred.

Groundworks Quantity Surveyor (In-House Housebuilder)

We are working with an established and growing housebuilder who are looking to appoint an experienced Groundworks Quantity Surveyor to join their commercial team on an in-house basis.

This is an excellent opportunity for a QS with strong residential groundworks experience who wants to move into a client/developer environment and play a key role in the successful delivery of multiple housing developments.

The Role

Reporting to a Director, you will be responsible for the commercial management of groundworks, infrastructure and associated external works across a portfolio of residential developments.

Your responsibilities will include:

• Managing groundworks and infrastructure packages from procurement through to final account
• Preparing and reviewing subcontract enquiries and tender returns.
• Negotiating subcontract packages and securing competitive costs.
• Producing cost plans, budgets and forecasts.
• Reviewing valuations, variations and payment applications.
• Managing subcontractor accounts and final accounts.
• Monitoring costs against budget and identifying commercial risks.
• Working closely with Construction, Technical, Development and Procurement teams.

About You

We are looking for a Quantity Surveyor with:

• Proven experience within residential groundworks/infrastructure.
• Strong knowledge of groundworks, drainage, roads, utilities and associated external works.
• Experience managing subcontract packages from tender through to final account.
• Good commercial and contractual knowledge.
• Strong negotiation and communication skills.
• The ability to work independently while collaborating effectively with operational teams.
• Ideally, experience working for a housebuilder or residential developer, although strong groundworks contractor-side experience will also be considered.
