Job summary

TDM Recruitment Group is helping a greenfield division grow across Surrey, Sussex, Kent and outer London. The role targets sourcing and securing three to four greenfield sites a year, with a senior leader who can develop a regional network and drive viability studies.

You’ll work closely with an in-house Technical Manager, appoint trusted consultants, and report directly to the founder. A clear path to Land Director exists as the division scales.

Qualifications

• Proven track record of acquiring greenfield sites.
• Active network of land agents and landowners in the South East.
• Confidence with residual appraisals and development viability.
• Experience negotiating options, promotion agreements and conditional contracts.
• Strong knowledge of planning system, NPPF, S106, CIL and Biodiversity Net Gain.
• Self-motivated to manage diary and pipeline; know when to involve the founder.

Responsibilities

• Source greenfield opportunities up to 80 units in the South East fringe.
• Build and maintain relationships with land agents, landowners, promoters and planning consultants.
• Approach landowners directly and build trust.
• Monitor Local Plans, site allocations, calls for sites and five-year housing land supply.
• Prepare residual land appraisals including affordable housing, S106, CIL, Biodiversity Net Gain, highways works and abnormals.
• Structure deals (unconditional purchase, conditional contract, option, or promotion).
• Negotiate Heads of Terms, overage and planning longstop dates; coordinate with solicitors to exchange/completion.
• Commission early due diligence (ecology, drainage, utilities, ground conditions, access).
• Collaborate with Technical Manager and consultants to shape planning strategies per site.
• Report to the founder on pipeline, deal progress and acquisitions.
• Contribute to shaping strategy for the new division and building a land team.
