Job summary

TDM Recruitment is seeking a Land Acquisition Manager based in Barnsley to drive the division's land pipeline across the North. This role offers the opportunity to identify, appraise, and secure residential development opportunities, working closely with teams to progress sites effectively.

The ideal candidate will have proven experience in residential land acquisition, strong knowledge of the planning system in England, and excellent negotiation skills. A competitive salary of up to £100,000 is offered with additional benefits, including a car allowance and career progression opportunities.

Qualifications

• Proven experience in residential land acquisition, ideally within a housebuilder or land consultancy.
• Strong working knowledge of the planning system in England.
• Commercially sharp with the ability to build and interrogate development appraisals.
• Established network of contacts across the North West land market.
• Confident negotiator with excellent communication skills.
• A full UK driving licence.

Responsibilities

• Identify, appraise and secure new residential development opportunities across the North.
• Source and evaluate new land opportunities, both on and off market.
• Prepare detailed financial appraisals and present recommendations to stakeholders.
• Manage relationships with landowners, agents, and local authorities.
• Lead negotiations on land acquisitions through to exchange and completion.
• Monitor the local planning environment and track competitor activity.
• Collaborate with technical, planning and commercial teams to progress sites.
