Job summary

YMCA Fairthorne Group is seeking a practical Maintenance Officer to help keep our housing and community spaces safe, welcoming and compliant. You’ll carry out reactive and planned maintenance across our estate, support health and safety compliance, and maintain grounds and communal areas to ensure properties operate smoothly and securely.

You’ll work with the Facilities Management Team to inspect, repair and improve buildings, manage routine inspections like emergency lighting and fire safety,

Qualifications

• Caretaking, facilities or maintenance roles experience
• Knowledge of general building maintenance, grounds maintenance and repairs
• Strong awareness of health and safety requirements and safe working practices
• Ability to carry out maintenance tasks within competence
• Good IT skills and ability to use digital systems to manage records and schedules
• Understanding of compliance, inspection and preventive maintenance processes
• Full UK driving licence and willingness to travel between YMCA sites
• First Aid at Work qualification desirable; IOSH/NEBOSH knowledge advantageous

Responsibilities

• Perform day-to-day maintenance and cleaning across YMCA properties
• Respond promptly to maintenance defects and repair requests
• Manage stocks of maintenance supplies, tools and materials
• Order and inventory management to prevent delays in work
• Set up rooms and facilities for community bookings and events
• Move furniture and equipment as required
• Ensure grounds and outdoor areas remain clean, safe and well maintained
• Support waste and recycling management
• Carry out planned preventative maintenance under guidance of the Facilities Management Team
• Complete routine inspections, testing and monitoring including emergency lighting, fire alarms and water safety checks
• Ensure maintenance equipment remains safe and fit for purpose
• Undertake repairs and maintenance within your competence
• Supervise contractors on site and inspect completed works
• Maintain records of completed works
• Clean accessible guttering and drainage systems
• Maintain asset management records
• Inspect properties and identify repair requirements
• Support turnaround of void accommodation to re-let quickly
• Carry out basic carpentry, plumbing and building maintenance
• Decorating and finishing works including painting, tiling, glazing
• Replace fixtures, fittings and lamps
• Provide first-line response to incidents (fire, flood, break-ins)
• Ensure health and safety compliance in all works
• Provide cover across YMCA portfolio when required
