Job summary

Hamilton Rowe Recruitment Services Ltd is seeking an experienced Fabric Technician to maintain the fabric of a prestigious Liverpool Street property in the City of London. The role is a static, Monday–Friday position, offering a clear working pattern and excellent progression opportunities.

The successful candidate will perform PPM tasks, respond to maintenance requests, and handle carpentry, plastering, painting, plumbing and light electrical support within a premium commercial environment.

Qualifications

  • Experience as Fabric Engineer or related role in commercial environments.
  • Proficient in carpentry, plumbing, plastering and decorating.
  • Experience with reactive and planned maintenance.
  • Ability to work independently and manage workloads.
  • Knowledge of fire doors and building compliance.
  • Excellent communication and customer service.
  • Attention to detail in high-end environments.

Responsibilities

  • Carry out PPM tasks and fabric inspections across the property.
  • Respond to reactive maintenance requests promptly and diagnose issues.
  • Perform general fabric works: carpentry, plastering, painting, basic plumbing, electrical fabric support.
  • Carry out fire door inspections, adjustments and minor repairs.
  • Undertake tiling, flooring repairs, sealant work and aesthetic maintenance.

Fabric Technician

Liverpool Street, City of London

£35,000 - £40,000

We are currently recruiting for an experienced Fabric Engineer to join a leading facilities management company, working on a prestigious, high-end commercial property in Liverpool Street

This is an excellent opportunity for a skilled Fabric Engineer to work within a professional, high-spec environment, alongside an established M&E team. The successful candidate will be responsible for maintaining the building fabric to a consistently high standard, ensuring the site remains safe, functional and aesthetically exceptional.

This is a static, Monday–Friday position with a fixed working pattern and excellent opportunities for long‑term progression.

Duties:
  • Carry out Planned Preventative Maintenance (PPM) tasks and routine fabric inspections across the property.
  • Respond promptly to reactive maintenance requests, diagnosing and resolving building fabric issues efficiently.
  • Complete a wide range of general fabric works, including:
    • Carpentry repairs to doors, hinges, locks, skirting, architraves and fixtures.
    • Patch plastering and plasterboard repairs.
    • High-quality painting and decorating.
    • Basic plumbing, including unblocking, tap replacements and minor leak repairs.
    • Minor electrical fabric support, including lamp changes and replacement of socket faceplates.
  • Carry out fire door inspections, adjustments and minor repairs in line with site requirements and compliance standards.
  • Undertake minor tiling, flooring repairs, sealant works, gap filling and general aesthetic maintenance.
Requirements
  • Proven experience working as a Fabric Engineer, Fabric Technician, Maintenance Engineer or Building Fabric Technician within a commercial environment.
  • Strong practical knowledge across general building fabric disciplines, including carpentry, plumbing, plastering and decorating.
  • Experience carrying out reactive and planned maintenance.
  • Ability to work independently, prioritise workloads and respond effectively to maintenance requests.
  • Good understanding of fire doors and general building compliance requirements.
  • Excellent communication, customer service and problem-solving skills.
  • Professional approach with strong attention to detail, particularly important when working within a high‑end commercial environment.
Salary & Package
  • £38,000 – £42,000 per annum
