Job Description for Fabric Engineer
The fabric engineer will fulfill various key objectives within the onsite team, including:
- Providing a customer-oriented hard FM service with a focus on fabric maintenance.
- Performing repairs and maintenance on the building’s fabric, internal finishes, fixtures, and fittings, including carpentry and painting duties.
- Carrying out installation work related to the building’s fabric, internal finishes, fixtures, and fittings.
- Conducting periodic examinations of the building’s fabric, internal finishes, fixtures, and fittings.
- Ensuring health and safety compliance within the areas of responsibility.
- Delivering value-for-money services to the client.
- Collaborating with the onsite team to ensure a unified approach and high standards of customer service, supporting on an ad-hoc basis LCY2 or LCY3 depending on the base.
- Supporting and assisting third-party contractors in implementing maintenance activities.
Key Responsibilities
Reporting to a designated team leader, responsibilities include:
- Managing planned and reactive maintenance of all building fabric within the established areas.
- Undertaking minor carpentry tasks such as erecting shelving, easing doors, and small glazing repairs.
- Performing repair, testing, and inspection of simple building components and fixtures.
- Maintaining decorative finishes through painting.
- Replacing small sanitary items like basin plugs, toilet roll holders, soap dispensers, and shower curtains.
- Maintaining and replacing plant and equipment components, including filters and air handling units.
- Cleaning gutters, downpipes, and drainage systems.
- Conducting daily planned maintenance as directed.
- Ensuring all procedures and installations meet statutory obligations.
- Maintaining health and safety standards onsite.
- Ensuring compliance with statutory instruments and codes of practice.
- Carrying out maintenance operations safely, efficiently, and promptly.
- Providing information for record-keeping, including stores, worksheets, drawings, and standards.
- Assisting other trade staff as required.
- Collaborating with the contract management team on infrastructure projects.
- Sharing best practices with colleagues for site and client benefit.
Required Skills and Experience
- Significant experience in maintaining and operating building services in complex environments.
- IT literacy.
- Awareness of health and safety responsibilities and reporting procedures.
- Ability to work under pressure and prioritize tasks.
- Strong communication and interpersonal skills.
- Flexible, team-oriented, and self-motivated.
- Physical capability to work at heights, in confined spaces, and to carry tools and walk extensively.
- Diplomatic and tactful in dealings across all staff levels.
- Organized and methodical work approach.

- Willingness to undertake necessary training.
- Disclosure & Barring Service clearance.
- Recognition of apprenticeship in a relevant building fabric discipline.
- ONC or equivalent qualification in a related discipline.
- Experience with environmental, energy, and health & safety management systems.
- Grades A–C in English and Math at GCSE or equivalent.
- Formal health and safety training.
- Positive attitude and dedication to excellent customer service.
