Job summary

Skilled Careers seeks an experienced External Site Manager for a major new-build residential RC frame development in Maidstone. The role involves planning, coordination and supervision of all external works packages, ensuring safety, quality and programme adherence.

You will manage brickwork, windows, balconies, roofing and landscaping, coordinating interfaces with RC frame, façade and MEP works to deliver a high-quality finish on schedule.

• Strong experience coordinating brickwork, windows, balconies, roofing and landscaping.
• Ability to read and interpret construction drawings and programmes.

We are seeking an experiencedExternal Site Managerto join the team on a freelance basis for a new-build residential development incorporating an RC frame structure with commercial space at ground floor level.

The successful candidate will take responsibility for theplanning, coordination, supervision and delivery of all external works packages, ensuring they are completed safely, to programme, to the required quality standards and in accordance with the design.

Key Responsibilities

• Take overall responsibility for the external works and associated subcontractor packages.
• Coordinate and managebrickwork and external façade works, ensuring progress aligns with the overall construction programme.
• Manage thewindow and external door installationpackages, including coordination with the façade and internal works.
• Oversee the installation and completion ofbalconies, including interfaces with the RC frame, façade and waterproofing systems.
• Manageroofing works, including coordination of waterproofing, plant, drainage and associated roof interfaces.
• Coordinateexternal works, drainage, paving, hard landscaping and soft landscapingthrough to completion.
• Manage subcontractors and specialist contractors, ensuring they are properly coordinated and working to programme.
• Monitor progress, identify potential delays and implement solutions to maintain programme.
• Ensure all external works are completed to the required quality, specification and tolerances.
• Manage interfaces between external packages and other trades, including the RC frame, MEP, internal fit-out and groundworks.
• Review drawings, specifications and construction details, identifying design or coordination issues before they affect progress.
• Attend site meetings and provide regular updates on progress, quality, programme and forthcoming activities.
• Maintain a high standard of site health, safety and environmental management.
• Coordinate inspections, snagging and completion of external works through to handover.

Experience & Requirements

• Proven experience as aSite Manager / External Site Manageron large-scale residential new-build projects.
• Strong experience managing multiple external packages, particularlybrickwork, windows, balconies, roofing and landscaping.
• Experience working onRC frame residential developmentswould be highly advantageous.
• Strong understanding of construction sequencing, interfaces and external envelope coordination.
• Ability to read and interpret construction drawings, specifications and programmes.
• Proven ability to manage subcontractors and drive programme performance.
• Strong eye for quality and attention to detail.
• Excellent communication and organisational skills.
• Relevant SMSTS, CSCS and First Aid qualifications.
• Ability to work independently and take ownership of the external works package.
