Property Manager - Pinner

Salary: £34,000

Working Hours: Monday to Friday, 9am - 5.30pm

This position requires a driver with the use of your own car. Parking is provided.

Our client is seeking an experienced Property Manager with over 3 years of relevant experience.

This independent, family-run business has a dedicated team of property professionals and a solid reputation spanning 50 years.

The office is located on a busy high street in Pinner.

The ideal candidate should demonstrate a proven track record, including problem-solving skills and excellent customer service. Experience with dilapidations and deposit returns is essential.

Responsibilities

1. Advising and guiding landlords on property management.
2. Handling day-to-day maintenance issues and routine property visits.
3. Coordinating refurbishment works, obtaining quotes, and managing contractors.
4. Liaising with tenants and contractors to ensure timely completion of works.
5. Managing quotes and verifying invoices for timely payments.
6. Conducting detailed property visits and creating reports using online apps/websites.
7. Ensuring properties meet health and safety legislation and statutory obligations (e.g., gas and electrical safety).
8. Negotiating end-of-tenancy deposit dilapidations and handling TDS disputes if necessary.
9. Managing insurance claims.
10. Handling utility changeovers and queries.
11. Arranging end-of-tenancy procedures and preparing properties for new tenants.

Skills, Knowledge, and Experience

• Experience in property management.
• ARLA qualification (preferred but not essential).
• Understanding of current lettings legislation.
• Highly organized with the ability to prioritize tasks.
• Effective problem-solving skills.
• Excellent customer service skills.
• Good telephone manner and positive attitude.
• Ability to work under pressure.
• Knowledge of the local area (helpful).
• Full UK driving license and own car.
