The Business

Our client is a UK-basedcommercial property developer and manager, specialising inhigh-quality warehouse and industrial spaces. Working alongside theirspecialist Logistics business, their Property business providesintegrated solutions for businesses requiring both property and supplychain expertise. Their extensive portfolio includes strategicallylocated, well-maintained properties tailored to meet the demands ofmodern commerce and logistics.

Established in 1953,they offer transport, warehousing, and distribution services with afocus on flexibility and sustainability. Together, the two divisionsdeliver a seamless package, combining eco-friendly propertydevelopments with cutting-edge logistics solutions. This uniquepartnership supports businesses of all sizes, driving efficiency andgrowth.

The Opportunity

Our client is now seeking a motivated and experienced PropertyManager to join their dynamic team. Reporting to the PropertyManagement Director, you will support the senior leadership and beresponsible for the efficient and effective day-to-day management oftheir growing portfolio of commercial properties. The ideal candidatewill bring solid experience in commercial property management, with adeep understanding of property management principles, industryregulations, and best practices. As a senior member of the team, youwill be responsible for leading and managing a high-performing,efficient, and service-driven team. This role encompasses both theday-to-day operations and the ongoing development and growth of teammembers. You will be accountable for ensuring operational excellencewhile fostering an environment that encourages individual andcollective growth.

The Responsibilities

  • Portfolio Management - Manage the day-to-dayoperations of a multi-sector portfolio of properties across the UK,primarily focusing on the commercial estate.
  • Lease Management- Monitor and manage lease events, including rent reviews, disputeresolution and lease renewals, ensuring timely action andcommunication. Handle all tenant applications for licenses ensuringcompliance with lease terms. Manage the property database andmanagement system to ensure up to date data and reporting.
  • Cross-functional Collaboration: Working closely withFacilities and Maintenance, Finance and other departments to ensuresmooth operations and alignment with broader organisationalstrategies.
  • Tenant Relationships Focus on building andmaintaining strong tenant relationships and enhancing tenantexperience.
  • Team Leadership: Overseeing daily operationswhile fostering a positive, service-oriented environment.
  • Performance Management: Conduct performance reviews, regularone-to-one meetings and compliance reporting with your direct reports.
  • Coaching and Development: Guiding team members to enhancetheir skills and progress in their careers through mentoring,feedback, and training.
  • Strategic Planning: Identifyingopportunities for improvement, addressing challenges, and settinggoals aligned with business objectives.

The Requirements

  • Provenexperience in property management or real estate, showing an abilityto manage commercial properties effectively. Experience and knowledgeof regulatory and compliance requirements governing the letting ofcommercial leases and landlord-tenant legislation.
  • Experienceof developing detailed lease and tenancy agreements and be able tounderstand detailed survey reports and decipher regulatoryrequirements and actions.
  • Knowledge of good working practicesand codes of conduct/standards for landlords in the property sector.
  • Extensive experience and understanding of Business Rates
  • Proven ability to build strong relationships and effectivelymanage tenants and stakeholders.
  • Proven experience in peoplemanagement, with a strong focus on team development, fostering careerprogression, and upskilling junior staff members to enhance theirperformance and professional growth.
  • Excellent communication,negotiation, and interpersonal skills, essential for dealing with adiverse range of clients and tenants. Strong organisational andadministrative capabilities.
  • Proven experience andunderstanding of financial budgets, reports, invoicing and costmanagement.
  • Meticulous attention to detail, ensuring highstandards of service delivery.
  • Detail-oriented with strongproblem-solving skills.
  • Ability to handle multiple projectsefficiently and under pressure.
  • UK driving licence.
  • Bachelor’s degree in Business Administration, Real Estate, orrelated field.
  • Proficient in MS Office and propertymanagement software (e.g., Yardi)
