Job summary

Build Recruitment is actively recruiting a Contracts Manager for void refurbishment works across council housing stock. This permanent role demands oversight of delivery, leadership of operational teams and effective client relationship management to ensure quality and safety standards are met.

The role requires experience in social housing voids, strong commercial awareness, and the ability to control costs and programme delivery. A UK driving licence is essential.

Qualifications

• Experience as Contracts Manager in social housing, overseeing voids or related contracts.

• Solid knowledge of Health & Safety legislation and CDM regulations.
• Ability to manage multiple workstreams and meet KPIs.
• Full UK Driving Licence required.

• Manage contract costs, variations and performance.
• Produce progress reports and attend client meetings.

Contracts Manager Voids (Social Housing)

Build Recruitment is working with a leading social housing contractor to recruit an experienced Contracts Manager to oversee void property refurbishment works across council housing stock.

This is an excellent opportunity to join a well-established contractor on a permanent basis, managing the delivery of high-quality void works and ensuring properties are returned to a lettable standard safely, on time, and within budget.

The Role

As Contracts Manager, you will take overall responsibility for the successful delivery of void refurbishment contracts, managing operational teams, subcontractors, and client relationships while ensuring excellent standards of quality, compliance, and customer service.

Key Responsibilities

• Oversee the delivery of void refurbishment works across council properties.
• Manage Site Managers, Supervisors, operatives, and subcontractors to ensure projects are completed safely and efficiently.
• Ensure all works are delivered on programme, within budget, and to agreed quality standards.
• Monitor KPIs, productivity, and contract performance.
• Carry out regular site inspections and audits to ensure compliance with health & safety legislation.
• Build and maintain strong relationships with local authority clients, housing officers, and stakeholders.
• Manage contract costs, variations, and operational performance.
• Ensure compliance with company policies, statutory regulations, and client specifications.
• Produce progress reports and attend client meetings as required.
• Drive continuous improvement across service delivery and operational performance.

Requirements

• Previous experience as a Contracts Manager within social housing, preferably overseeing voids, responsive repairs, or planned maintenance contracts.
• Strong operational and commercial awareness.
• Excellent leadership and people management skills.
• Sound knowledge of Health & Safety legislation and CDM regulations.
• Ability to manage multiple workstreams and meet challenging KPIs.
• SMSTS qualification preferred.
• Full UK Driving Licence.
