Job summary

LinsCare is seeking an experienced Contract Manager - Voids to oversee the voids programme within a social housing repairs service in Southwark. You will lead day-to-day management of void maintenance contractors, monitor performance against KPIs, and drive improvements to turnaround times, quality and productivity while ensuring compliance with health and safety requirements.

The role is hands-on and requires strong leadership, stakeholder engagement and the ability to resolve delivery issues

Responsibilities

• Lead day-to-day operational management of void maintenance contractors.

Contract Manager - Voids

Location: Southwark, Surrey

Pay Rate: £37.91 per hour Umbrella

Contract Type: Temporary / Contract

Working Pattern: Full-time

The Role

We are currently recruiting for an experienced Contract Manager - Voids to join a housing repairs and maintenance service in Southwark.

The successful candidate will take responsibility for the operational management and performance of appointed voids contractors, ensuring properties are returned to the required standard, within agreed timescales and in line with the Southwark Void Standard.

This is a hands-on operational role requiring someone who can confidently manage contractor performance, resolve delivery issues and drive continuous improvements across the voids programme.

Key Responsibilities

• Lead the day-to-day operational management of void maintenance contractors.
• Monitor contractor performance against agreed KPIs, targets and contractual requirements.
• Chair regular contractor performance meetings and ensure actions are followed through.
• Identify underperformance and implement effective recovery and improvement plans.
• Monitor quality through inspections, audits and performance reviews.
• Work closely with Service Managers and internal teams to coordinate workloads and maximise productivity.
• Analyse performance information and produce reports and recommendations for senior management.
• Identify and resolve barriers affecting void turnaround times.
• Support the mobilisation of new contractors and the implementation of new working practices.
• Ensure all works comply with health and safety requirements, statutory obligations and relevant Southwark procedures.
• Drive improvements in turnaround times, quality, productivity and overall void performance.
• Develop strong working relationships with contractors and key internal stakeholders.

About You

We are looking for an experienced Contract Manager with a strong background in repairs, maintenance and/or voids within the social housing sector.

You will ideally have:

• Significant experience managing repairs or void maintenance contracts.
• Strong knowledge of contract management and performance management frameworks.
• Proven experience working within social housing repairs and maintenance.
• Experience managing and challenging contractor performance.
• Excellent leadership and stakeholder management skills.
• Experience using performance data to identify issues and deliver service improvements.
• The ability to make sound operational decisions in a fast-paced environment.
• Excellent communication, organisational and problem-solving skills.

Desirable Experience

• Experience managing multiple contractors.
• Knowledge of NHF Schedule of Rates Version 7.2.
• Previous experience within local authority housing services.
• Experience managing void turnaround programmes.
• Experience supporting contractor mobilisation and service transformation.
