Job summary

BT Group is seeking a Construction Project Manager to lead a regional programme delivering capital investments across its UK estate, including office refurbishments, relocations and power upgrades. You will oversee multidisciplinary teams, ensure safety, governance and value-for-money outcomes.

You will manage contracts, act as employer's agent when needed, and collaborate with consultants, contractors and internal stakeholders to meet business objectives.

Qualifications

• Degree or equivalent in Building Surveying, Construction Management, or related field.
• MRICS/MCIOB/MAPM or equivalent is desirable.
• Experience with JCT contracts and client-side roles.
• Experience delivering projects in occupied or critical environments.

Responsibilities

• Lead the regional programme of construction projects across BT's UK estate and align with investment priorities.
• Manage a portfolio of office refurbishments, estate upgrades, and relocations.
• Act as BT's programme lead in the region, directing project teams and partners.
• Ensure delivery in a safe, compliant, cost-effective manner.
• Provide technical oversight on building fabric and services and drive value-for-money outcomes.
• Manage risks, dependencies, and change, with mitigation plans.
• Oversee programme finances: forecasting, reporting, and capex control.
• Perform Employer's Agent/Contract Administrator duties when required.
• Lead performance management of contractors and consultants across supply chain.
• Build strong relationships with internal customers and senior stakeholders.

About the role

As a Construction Project Manager, UK Projects and Construction Delivery, you will play a key role in delivering BT's capital investment programme across its operational and office estate.

You will be responsible for the leadership and delivery of a regional programme of construction projects, comprising office investments, operational estate upgrades, telephone exchange modernisation, strategic relocations, consolidations and service closure activities. The programme will consist of a diverse portfolio of projects varying in scale, complexity and stakeholder requirements, all supporting BT's wider Estate and Business Strategy.

Working within a complex operational environment, you will lead multidisciplinary teams and external delivery partners, ensuring projects are delivered safely, efficiently and cost-effectively whilst maintaining operational continuity across critical business infrastructure.

You will bring a strong technical understanding of buildings and construction, enabling you to provide informed oversight of building fabric, statutory compliance, refurbishment and infrastructure projects. You will work closely with consultants, contractors and stakeholders throughout the project lifecycle, ensuring robust governance, commercial control and contractual compliance are maintained.

What you’ll be doing

• Lead the successful delivery of a regional programme of construction projects across BT's UK estate, ensuring alignment with business objectives, investment priorities and operational requirements.
• Manage a varied portfolio of projects including office refurbishments, operational estate investments, telephone exchange upgrades, strategic relocations, consolidations and estate rationalisation initiatives.
• Act as BT's programme lead within the region, providing leadership, direction and oversight to project teams, consultants and contractors.
• Ensure projects are delivered safely and in accordance with statutory obligations, company standards and governance requirements.
• Provide technical oversight on building fabric, building systems and construction solutions, challenging proposals and ensuring value-for-money outcomes are achieved.
• Manage programme risks, issues, dependencies and change activities, implementing mitigation plans and escalating where required.
• Oversee programme finances, including forecasting, reporting, change control and capital expenditure management.
• Act in the capacity of Employer's Agent and/or Contract Administrator where required, administering contracts and ensuring compliance with contractual obligations.
• Lead contractor and consultant performance management activities, driving accountability, collaboration and continuous improvement across the supply chain.
• Build and maintain strong relationships with internal customers and senior stakeholders, ensuring business requirements are understood and successfully delivered.
• Champion lessons learned, innovation and best practice across the programme to improve delivery performance and customer outcomes.

Essential Skills / Experience

• Strong technical understanding of building fabric, construction methodologies and property-related risks.
• Experience administering construction contracts, including acting as Contract Administrator, Employer's Agent or equivalent client-side representative.
• Strong knowledge and practical application of JCT forms of contract, including Design & Build and Minor Works contracts.
• Demonstrable experience managing contractors, consultants and supply chain partners to drive performance and successful project outcomes.
• Strong commercial acumen with experience managing project budgets, forecasting, cost control and change management.
• Experience managing projects within operationally critical environments where business continuity is a key consideration.
• Excellent stakeholder management skills with the ability to influence senior leaders and drive collaboration across multiple business functions.
• Strong programme governance, reporting and risk management capabilities.

Desirable Skills / Experience

• Degree qualified in Building Surveying, Construction Management, Quantity Surveying or a related construction discipline.
• MRICS, MCIOB, MAPM or equivalent professional qualification.
• Experience working within telecommunications, critical infrastructure, utilities, data centre, corporate workplace or operational estate environments.
• Experience delivering strategic estate transformation, workplace modernisation or property rationalisation programmes.
• Knowledge of CDM Regulations and experience fulfilling client-side duties under CDM.
• Experience managing projects within occupied buildings and live operational environments.
• Experience managing a regional or multi-project construction portfolio with accountability for cost, programme, quality and risk.
