Job Description:

Main Job Purpose:
Working for a large Social Housing Provider, to assist the Senior Surveyor and the Asset Team.

The role: The main purpose of the job is to provide efficient and effective oversight to the planned investment contracts.

  • Management of contractors undertaking the works
  • Performance monitoring
  • Undertaking accurate specifications
  • Checking of H&S on site
  • Quality checking of works
  • Ensuring that works are delivered to agreed budgets
  • Conduct detailed property inspections to identify issues and have the ability to solve problems.
  • Prepare accurate, comprehensive reports and provide recommendations for remedial actions in line with best practices.
  • Liaise with tenants, landlords, and other parties to investigate complaints and resolve disputes effectively.
  • Ensure compliance with relevant housing legislation, including the Homes (Fitness for Human Habitation) Act 2018.
  • Work collaboratively with contractors, maintenance teams, and external stakeholders to oversee Investment works and ensure quality standards.
  • Maintain up-to-date records and documentation using internal systems.
KEY RESPONSIBILITIES
  • Survey and specify work required to ensure properties meet the lettable standard.
  • Organise work to a conclusion using approved contractors, achieving quality within agreed timescales.
  • Survey NPH managed buildings, provide detailed condition data, and advise on remedial work or inclusion into other works programmes.
  • Visit sites to monitor and supervise construction works, ensuring compliance with contracts, specifications, H&S, and proper invoicing.
  • Issue written site instructions to Contractors to vary works within approved limits and assist in claim validations.
  • Ensure works align with tenant needs and contractor compliance with customer care terms.
  • Maintain a site diary/documentation with accurate daily records.
  • Provide timely progress updates to officers and tenants.
About you

Recognised building/M&E related qualification

Knowledge and understanding of the housing sector

Knowledge of building construction, property maintenance, and planned investment

Proven experience in undertaking building surveys related to planned investment works and services to leaseholders and tenants

Ability to apply strong specialist skills to managing technical responsibilities

Working knowledge of current CDM regulations

Excellent organisational and project management skills
