Job summary

Randstad Construction & Property is recruiting an Assistant/Quantity Surveyor for a Tier 2 main contractor specialising in commercial fit-out and refurbishments across London and the South East. The role is the direct second-in-command to the Lead Senior QS on a flagship Midtown/Central London scheme.

You will work in a hands-on commercial capacity, splitting time between a Central London site (3 days) and a North Kent office (2 days), with a 40,000–75,000 basic salary and a 10–20% annual bonus.

Qualifications

• Commercial experience working for a Main Contractor at Assistant or QS level.
• Exposure to commercial fit-out, high-spec refurbishment, or structural alterations.
• Practical working knowledge of JCT forms of contract (Design & Build preferred).
• Ability to split time between Central London and North Kent.
• Proactive, commercially aware, and confident running sub-contractor accounts independently.

Responsibilities

• Sub-Contract Management: taking full ownership of major trade packages and managing sub-contract accounts.
• On-Site Commercials: managing interim valuations, variations, and pay less notices.
• Financial Control: assisting with CVRs, cash flow forecasts, and final accounts.
• Contract Administration: administering JCT forms of contract and main contract change control.

The Opportunity Are you an Assistant or Quantity Surveyor looking to step up into a high visibility role on a landmark Central London scheme?

We are partnering with a highly respected, specialist Tier 2 Main Contractor renowned for delivering high spec commercial office fit-outs and structural refurbishments across London and the South East.

They have recently secured a flagship commercial refurbishment scheme in Midtown / Central London and are seeking a sharp, commercially minded QS to join as the direct second-in-command to the Lead Senior QS.

This is the ideal environment if you want true, hands on commercial envolvement without getting bogged down by the heavy corporate bureaucracy of a massive Tier 1.

What You'll Be Doing

• Sub-Contract Management: Taking full ownership of major trade packages, running procurement, agreeing scopes, issuing orders, and managing sub-contract accounts.




• On-Site Commercials: Managing monthly interim valuations, variations, and pay less notices.




• Financial Control: Assisting the Lead QS with monthly Cost Value Reconciliations (CVRs), cash flow forecasts, and final account agreements.




• Contract Administration: Administering JCT forms of contract and handling main contract change control.

What We're Looking For

• Experience: Commercial experience working for a Main Contractor at Assistant or QS level.




• Sector Knowledge: Exposure to commercial fit-out (CAT A / CAT B), high-spec refurbishment, or structural alterations.




• Contracts: Practical working knowledge of JCT forms of contract (Design & Build preferred).




• Location & Commute: Ability to split time smoothly between Central London and North Kent.




• Mindset: Proactive, commercially aware, and confident running sub-contractor accounts independently.
