Job description

Results Asset Management offers a bespoke review of Residential and Commercial Property for commercial bridging companies covering England, Scotland, Ireland, and Wales. We undertake both initial and project monitoring site visits where works are funded. We also carry out ID checks, BTL reviews, and meet with the potential borrower and/or builder to assess suitability and competency for the loan. Additionally, we conduct assisted sales and specific site visits where a lender may have concerns regarding aspects of the application or the property itself.

Our company is growing, and we need an additional Asset Manager to cover our expanding workload and serve our existing customers.

This is a contract hybrid role as an Asset Manager at various locations covering Scotland, Ireland, Wales, and England. You will need to provide your own car and fuel.

As a Property Asset Manager, your responsibilities will include:

1. Booking appointments within 48 hours and confirming them to the company.
2. Producing a property review, with or without an RICS valuation, within 5 working days of the initial visit.
3. Providing an opinion on the property value.
4. Reviewing and providing an opinion on the scope of works (SOW) with costings.
5. Assessing the suitability of the borrower and/or builder for the works.
6. Evaluating the expected time scale for the works.
7. Assessing the quality of the builder’s work.
8. Project managing the works monthly against budget/facility amount.
9. Having a problem-solving attitude.
10. Detecting potential issues or undisclosed problems related to the borrower, area, or property.
11. Applying an analytical approach and investigative, risk-averse mindset to all reports.
12. Maintaining good communication skills to manage expectations of borrowers, the company, and lenders.

This role involves driving and travel, requiring a full driving license and access to reliable transportation. Our Asset Managers cover over 500 miles per week. The successful candidate will be deadline-driven, motivated, able to negotiate at all levels, and possess excellent written and oral communication skills.

Training will be provided on report tone, as reports are tailored for commercial bridging companies and are risk-averse. The applicant should already be capable of writing commercial and residential reports.
