Asset Manager

Location: West London

Salary: £55K - £60K

Daniel Owen is proud to represent a well-known social housing company based in West London, seeking a highly skilled Asset Manager to join their team.

As an Asset Manager, you will oversee the daily administration of external contractors responsible for property repairs and block management. You will supervise their work to ensure it meets quality standards and adheres to specifications.

You will ensure activities are delivered on time and to the right quality, providing oversight and ownership of deliverables, outputs, and compliance. This includes performing property inspections, developing and overseeing asset management plans, and inspecting refurbishments and repairs. You will work closely with the team to address deficiencies, provide feedback for improvements, and maintain a high level of service delivery.

Responsibilities:

  1. Manage managing agents, block managers, and repair contractors to ensure quality, timely, and cost-effective service delivery.
  2. Implement and review the Asset Management Strategy, translating strategic priorities into actionable plans.
  3. Assess the performance of property assets to maximize return on investment, considering financial, social, compliance, and environmental factors.
  4. Develop and maintain the Asset Management Database, ensuring stock condition data complies with regulatory requirements. Validate, refine, and update data regularly through survey programs and accurate data management.
  5. Create a grading system for assets to guide decisions on redevelopment, investment, tenure changes, new provisions, and disposals.
  6. Collaborate with the team on change management, cultural change, and service development reviews, working closely with colleagues across the organization.
  7. Ensure asset management decisions and recommendations are within a robust risk assessment framework and documented appropriately.
  8. Ensure all assets meet the Decent Homes Standard and legislative requirements through investment programs and maintenance.
  9. Utilize the system effectively for strategic program delivery, contract management, and data collection.
  10. Support finance and governance in ensuring service charges are recovered or paid in accordance with legislation, and that insurance commitments are in place and correctly sourced.

Required experience:

  • RICS accreditation
  • Over 5 years of Asset Management experience in a social housing context
  • Strong interpersonal skills for communication with residents, contractors, and stakeholders
  • Full UK Driving License
