HB Reavis in Berlin seeks a Development Manager to own the full project picture from feasibility to handover. You will lead a lean internal team and external partners to drive value creation and project economics.

You will work with the Country Development Director and CEO to push boundaries, improve area efficiency, revenues and costs. Fluent German and English are required.

Qualifikationen

• University degree or higher.
• 5–8 years of relevant real estate development experience.
• Experience in hospitality, PBSA/student housing, or residential development; Berlin experience is a plus.
• Strong understanding of design, permitting, procurement and construction and their impact on project economics.
• Experience managing external consultants and contractors; GC and/or Design & Build delivery is an advantage.
• Strong commercial and financial acumen including feasibility studies, budgeting, forecasting and sensitivity analysis.

Aufgaben

• Lead projects from feasibility through development, construction and handover.
• Own and continuously challenge the project business case, programme, budget, cash flow and risks.
• Prepare and test feasibility scenarios, alternative uses, layouts and operating models, translating decisions into financial impact.
• Identify value creation opportunities including area optimisation, revenue enhancement, CAPEX efficiency and alternative concepts.
• Coordinate design, planning, construction, procurement, leasing, finance, legal and asset management inputs.
• Appoint and manage external planners, consultants and contractors with clear scope and accountability.
• Drive procurement and project delivery through General Contractor and Design & Build structures; manage Employer's Requirements, change control and commercial challenges.
• Lead German planning and permitting processes, coordinating with authorities and stakeholders.
• Assess acquisition and development opportunities and prepare recommendations on risks, assumptions and value potential.

As Development Manager, you will own the full project picture—from feasibility and value creation to planning, design, procurement, construction and handover. You will work closely with the Country Development Director and Country CEO and coordinate a lean team of internal specialists, external consultants and contractors. We are looking for a developer with a strong commercial mindset, someone who enjoys testing options, challenging assumptions and finding better ways to improve area efficiency, revenues, costs and the overall project business case.

What might appear on your to-do list?

• Leading projects from feasibility and investment approval through development, construction and handover.
• Owning and continuously challenging the project business case, value proposition, programme, budget, cash flow and key risks.
• Preparing and testing feasibility scenarios, alternative uses, layouts and operating models, while translating design and delivery decisions into financial impact.
• Actively identifying value creation opportunities, including FFA/lettable or saleable area optimisation, revenue enhancement, CAPEX efficiency and alternative commercial concepts.
• Coordinating design, planning, construction, procurement, leasing, finance, legal and asset management inputs.
• Appointing and managing external planners, consultants and contractors, while maintaining clear scope, interfaces and accountability.
• Driving procurement and project delivery through General Contractor and Design & Build structures, including managing Employer's Requirements, change control and commercial challenge.
• Leading German planning and permitting processes, while managing relationships with relevant authorities and stakeholders.
• Assessing acquisition and development opportunities and preparing clear recommendations on risks, assumptions and value potential.

• Higher education or a university degree.
• At least 5 to 8 years of relevant real estate development experience.
• Hands-on experience in hospitality, PBSA/student housing and/or residential development, with Berlin residential experience is considered a strong advantage.
• Strong understanding of design, permitting, procurement and construction processes, and their impact on project economics.
• Experience managing external consultants and contractors; experience with General Contractor and/or Design & Build delivery models is an advantage.
• Strong commercial and financial acumen, including experience in feasibility studies, development appraisals, budgeting, forecasting and sensitivity analysis.
• Structured project management approach combined with curiosity, adaptability and a continuous improvement mindset.
• Entrepreneurial and collaborative leadership style with a proven ability to take initiative, build trust, challenge constructively and foster accountability.
• Fluent German and English, both written and spoken.
