Job Description

This is a remote position.

Sell2Rent is a real estate marketplace that connects homeowners with qualified real estate investors through alternative property sale solutions. Our model helps homeowners access the equity in their homes while potentially remaining in the homes they love through a sale-leaseback arrangement.

We work with homeowners facing a variety of circumstances, from life transitions and financial pressures to a desire to access equity without immediately relocating. Every situation is different, and our job is to understand the homeowner's needs before determining whether we can offer a viable solution.

The Opportunity

We are looking for an exceptional Seller Manager who is a proven closer, strategic negotiator, and trusted advisor to homeowners.

This is a highly visible, revenue-generating role for someone who takes ownership of the entire sales process, thrives in phone-based selling, and knows how to convert opportunities into signed contracts.

The ideal candidate combines the instincts of a top-performing salesperson with the analytical discipline of a real estate investor. You can build rapport quickly, ask thoughtful and sometimes difficult questions, uncover a seller's true motivations, analyze a property's value and financial position, and structure offers that make sense for both the homeowner and the business.

You understand that homeowners do not simply sell properties; they make decisions that affect their finances, families, and futures. You listen before you prescribe, lead with integrity, and create confidence through knowledge, transparency, and consistent follow-through.

We are looking for someone who produces results without needing to be managed every step of the way. You take initiative, maintain an active pipeline, follow up when others stop, solve problems independently, and are accountable for the revenue you generate.

What You Will Own

Own the seller sales process from initial contact and qualification through negotiation, signed contract, and successful handoff to transaction management.

Convert qualified seller leads into signed agreements and generate consistent net revenue against established targets.

Maintain a strong pipeline through disciplined prospecting, re-engagement of existing leads, and timely follow-up.

Take ownership of every opportunity, identify obstacles to conversion, and develop a clear plan to move each qualified seller forward.

Consistently ask for the business, handle objections professionally, negotiate effectively, and create a clear path to commitment.

Manage your own daily activity, priorities, and follow-up without relying on constant supervision.

2. Consultative Selling & Seller Trust

Build genuine connections with homeowners through active listening, empathy, curiosity, and thoughtful discovery.

Uncover the seller's underlying motivation, desired outcome, timeline, financial needs, concerns, and decision-making process before recommending a solution.

Ask probing questions that help sellers clarify their priorities and make informed decisions.

Explain available options honestly, including the benefits, trade-offs, risks, and limitations of each applicable solution.

Navigate sensitive conversations involving financial pressure, family circumstances, property challenges, and the possibility of relocating.

Never pressure a seller into a transaction that does not align with their needs or our ability to execute.

Analyze comparable sales, property characteristics, neighborhood conditions, estimated market value, and relevant market trends.

Evaluate seller equity, mortgage balances, liens, estimated closing costs, property condition, and the seller's required net proceeds.

Understand how investor returns, acquisition costs, repairs, rental income, financing, and exit strategies affect a property's investment viability.

Evaluate applicable transaction structures, including Sell & Stay sale-leaseback, seller relocation, and other company-approved solutions such as novation, seller financing, or subject-to transactions when available and appropriate.

Develop and negotiate offers based on sound underwriting, current market data, seller objectives, and investor demand.

Adjust pricing and deal strategy based on seller feedback, new information, and changing market conditions.

Identify unworkable deals early, communicate risks, and recommend viable alternatives rather than pursuing transactions that cannot realistically close.

4. Negotiation & Contract Execution

Lead negotiations with confidence, professionalism, and a clear understanding of the seller's priorities and the company's investment criteria.

Translate the seller's needs into a commercially viable offer and explain the rationale behind the proposed terms.

Address objections through discovery, education, and problem-solving rather than pressure or scripted rebuttals.

Accurately prepare or coordinate the preparation of contracts using approved company processes and templates, within authorized responsibilities.

Set clear expectations regarding the transaction, including timelines, contingencies, fees, occupancy, lease terms, and next steps where applicable.

Ensure accurate CRM documentation and a complete handoff to the transaction team.

Maintain consistent contact with active opportunities and execute follow-up plans until the seller converts, declines, or is appropriately disqualified.

Keep CRM records current, including seller motivations, qualification details, underwriting assumptions, offer history, objections, next steps, and loss reasons.

Monitor personal conversion rates, offer acceptance, net revenue, lead response time, and deal fallout.

Identify bottlenecks and propose solutions to improve conversion, pricing, lead quality, and transaction outcomes.

Communicate material deal risks and pipeline changes proactively to sales leadership.

Contribute to a culture of accountability, continuous improvement, and shared team success.

What Success Looks Like

Consistent achievement of monthly net revenue and conversion goals.

Strong conversion from qualified seller opportunities to signed contracts.

Accurate underwriting and disciplined offer structuring.

High-quality seller experiences built on trust, clarity, and follow-through.

A well-maintained pipeline with documented next steps and minimal preventable lead leakage.

Strong contract quality, realistic deal assumptions, and reduced avoidable fallout.

Self-directed performance, sound judgment, and measurable improvement over time.

Requirements

At least three years of relevant experience in the U.S. residential real estate market, with demonstrated success in acquisitions, investor sales, wholesale real estate, or another negotiation-intensive real estate sales role.

A verifiable track record of converting seller opportunities into signed contracts and generating measurable revenue.

Strong phone-based sales, discovery, objection-handling, and negotiation skills.

Practical proficiency in comparable sales analysis, property valuation, and real estate deal underwriting.

Working knowledge of seller equity, mortgages, liens, closing costs, repair estimates, and investor acquisition criteria.

Ability to evaluate a deal's financial viability and explain the assumptions behind a proposed offer.

Excellent English communication skills, including the ability to conduct nuanced, emotionally sensitive conversations with U.S. homeowners.

Strong analytical skills and the ability to interpret market data, seller feedback, and pipeline performance.

Exceptional organization, responsiveness, follow-through, and independent time management.

Comfort working remotely in a performance-driven environment with clear revenue expectations.

Preferred Qualifications

Experience closing transactions involving motivated or distressed homeowners.

Experience with sale-leasebacks, investor acquisitions, wholesale transactions, novations, creative financing, or alternative real estate solutions.

Familiarity with real estate CRMs, comping platforms, investor marketplaces, and digital contract tools.

Demonstrated ability to manage a pipeline from first contact through signed agreement and successful transaction handoff.

The Qualities That Set Our Best Performers Apart

Ownership: You do what needs to be done, even when nobody is watching. You do not wait to be reminded to follow up, update the CRM, or solve a problem.

Curiosity: You ask thoughtful questions and keep digging until you understand the seller's real needs and the economics of the property.

Empathy: You recognize the human being behind the lead. You listen without judgment and never treat a homeowner's difficult circumstances as a sales opportunity to exploit.

Commercial judgment: You know when to negotiate, when to restructure an offer, when to seek guidance, and when a deal does not make sense.

Resilience: You handle rejection, silence, and difficult negotiations without losing discipline or professionalism.

Integrity: You are transparent, honor commitments, and prioritize viable, mutually beneficial transactions over short-term wins.

Coachability: You welcome direct feedback, review your performance honestly, and apply what you learn to the next conversation.

Competitive, performance-based compensation aligned with the role's revenue objectives.

Long-term career advancement opportunities.

100% remote work environment.

A startup culture that encourages innovation, ownership, and continuous improvement.

Exposure to the U.S. residential real estate investment market and sophisticated business applications.
