Job summary

Entrepreneur Cooperative is seeking an experienced Loan Processor & Underwriter to join a U.S.-based private real estate lender. You will own underwriting, loan file completeness and follow-up on every file through underwriting conditions, with emphasis on hard money and quick funding. English proficiency and detail-driven analysis are essential for success in a fast-paced environment.

Fully remote, Latin America-friendly schedule, ET hours, and competitive pay of $1,700 to $2,300 per month.

Qualifications

• At least 1.5 years of hands-on experience at a U.S. hard money or private real estate lender.
• Underwriting and loan processing experience at a comparable lender.
• Advanced written and spoken English.
• High attention to detail and strong analytical skills.
• Ability to work in Gmail, GoHighLevel (GHL) or a similar CRM, and an online loan portal for documents, files and workflow.
• Available to work 8:45 AM to 5:45 PM U.S. Eastern Time.

Responsibilities

• Underwrite business-purpose Fix & Flip, Bridge, DSCR and Ground-Up Construction loans.
• Analyze credit, borrower experience, liquidity, LTV/LTC, as-is value, ARV, DSCR, construction budgets and exit strategy.
• Approve loans within delegated guidelines and escalated exceptions.
• Collect, verify and organize borrower, guarantor, entity and property documents.
• Maintain accurate conditions and loan files in the company's loan portal and CRM.
• Order, track and review appraisals, including comparable sales and values.
• Work with the appraisal management company on corrections or reconsiderations.
• Promptly advise the originator of any material changes in value or risk.
• Proactively follow up with borrowers, brokers, originators and vendors until all outstanding documents and conditions are resolved
• Respond promptly and deliver outstanding service to borrowers, brokers and partners.
• Coordinate with the closer on underwriting-related items through funding.
• Correct any underwriting deficiencies identified after closing.
