Job summary

Hitachi Energy Ltd in Baden, Switzerland, seeks an accomplished financial controller to oversee the real estate portfolio including investments and leases. You will lead budgeting, forecasting, and cash flow analyses, and ensure IFRS/GAAP compliance while partnering with Legal, Tax, Treasury and Operations to drive value.

The role requires 8+ years in real estate finance, a degree in accounting/finance, and proficiency with SAP and advanced Excel.

Qualifications

• Bachelor's degree in accounting/finance/business; Master’s or professional certification is an advantage.
• Minimum 8 years of experience in financial controlling, real estate finance, or real estate accounting in an international environment.
• Strong knowledge of real estate accounting principles, including IFRS 16 and ASC 842.
• Experience in financial modeling, investment analysis, valuation methodologies, and business case development.
• Solid understanding of tax implications and regulatory requirements for real estate transactions.
• Proficiency with ERP systems such as SAP and advanced Excel; BI tools experience is a plus.
• Strong analytical, communication, and stakeholder management skills; ability to explain complex financial matters to non-financial audiences.

Responsibilities

• Oversee accounting, financial reporting, and performance analysis for Hitachi Energy's real estate portfolio.
• Prepare and manage budgets, forecasts, cash flow analyses, and financial plans.
• Develop, implement, and improve internal controls, policies and governance for real estate activities.
• Conduct financial due diligence and provide commercial assessments for acquisitions and leasing transactions.
• Monitor portfolio performance against KPIs and market benchmarks; identify improvement opportunities.
• Ensure IFRS/GAAP, tax and real estate regulatory compliance.
• Collaborate with Legal, Tax, Treasury and Facilities Management and external auditors.
