Job summary

Hitachi Energy Ltd. is seeking an experienced Real Estate Controller for a 12-month assignment to drive financial excellence across our global real estate portfolio.

You will oversee financial reporting, budgeting, and governance, partnering with multiple functions and regions. The candidate should have a strong background in real estate finance, IFRS/GAAP, and ERP systems such as SAP, with excellent analytical and stakeholder-management skills to support strategic investments and digitalization

Qualifications

• Bachelor’s degree in Accounting, Finance, Business Administration or related field; Master or professional certification is an advantage
• Minimum 8 years of experience in financial controlling, real estate finance or real estate accounting in international environments
• Strong knowledge of real estate accounting principles including IFRS 16 and/or ASC 842
• Experience in financial modeling, investment analysis, valuation methodologies, and business case development

Responsibilities

• Oversee accounting, financial reporting, and performance analysis for Hitachi's global real estate portfolio, including investment and corporate properties
• Prepare and manage budgets, forecasts, cash flow analyses, and financial plans to support business objectives
• Develop, implement, and continuously improve internal controls, financial policies, and governance frameworks related to real estate activities
• Conduct financial due diligence and provide commercial assessments for acquisitions, disposals, leasing transactions, and strategic investments
• Monitor portfolio performance against financial targets, KPIs, and market benchmarks, identifying opportunities for improvement
• Ensure compliance with applicable accounting standards (IFRS/GAAP), tax regulations, and real estate-related legal requirements
• Partner with internal functions such as Legal, Tax, Treasury, and Facilities Management, as well as external auditors, appraisers, and property managers
• Deliver strategic financial insights and recommendations to senior leadership while driving process optimization and digitalization initiatives

Your background

• Strong knowledge of real estate accounting principles, including lease accounting under IFRS 16 and/or ASC 842
• Experience in financial modeling, investment analysis, valuation methodologies, and business case development
• Solid understanding of tax implications and regulatory requirements relating to real estate transactions and operations
• Proficiency with ERP systems such as SAP and advanced Excel skills; experience with reporting and BI tools is a plus
• Strong analytical, communication, and stakeholder management skills, with the ability to explain complex financial matters to non-financial audiences
• Proactive, detail-oriented, and capable of managing multiple priorities in a dynamic, fast-paced environment
