Job summary

Hitachi Energy Ltd. is seeking an experienced Real Estate Controller for a 12-month temporary assignment.

You will oversee financial reporting, budgeting, and performance analysis for Hitachi's global real estate portfolio, ensuring governance and compliance across regions. The role involves due diligence for acquisitions and disposals, lease accounting under IFRS 16 and ASC 842, and collaborating with Legal, Tax, Treasury, and Facilities teams to provide strategic financial insights and drive

Qualifications

Bachelor’s degree in Accounting, Finance, Business Administration, or a related field; a Master’s or professional certification is an advantage.
Minimum 8 years of experience in financial controlling, real estate finance, or real estate accounting in an international environment.
Strong knowledge of real estate accounting principles, including IFRS 16 and ASC 842.

Responsibilities

Oversee accounting, financial reporting, and performance analysis for Hitachi's global real estate portfolio.
Prepare and manage budgets, forecasts, cash flow analyses, and financial plans.
Develop, implement, and improve internal controls, financial policies, and governance frameworks for real estate activities.
Conduct financial due diligence and provide commercial assessments for acquisitions, disposals, leasing transactions, and strategic investments.
Monitor portfolio performance against financial targets, KPIs, and market benchmarks; identify improvement opportunities.
Ensure compliance with IFRS/GAAP, tax regulations, and real estate-related legal requirements.
Partner with Legal, Tax, Treasury, Facilities Management, auditors, appraisers, and property managers.
Deliver strategic financial insights and drive process optimization and digitalization.
