Job summary

Hitachi Energy in Baden, Switzerland, seeks a Real Estate CAPEX Controller for maternity cover, responsible for financial governance of a global real estate investment portfolio. You will oversee reporting, budgets, and project costs, ensuring IFRS/GAAP compliance while driving improvements across finance teams.

Requires 5–8 years in financial/real estate contolling, strong Excel, SAP, and BI skills; German and English fluency are mandatory.

Qualifications

• Bachelor’s or higher in Accounting, Finance, Real Estate Finance, or related discipline.
• Master’s or professional qualification (CPA/ACCA/CMA) is an advantage.

Responsibilities

• Oversee accounting and financial reporting for global real estate assets.
• Prepare budgets, forecasts, cash flow projections, and management reports.
• Monitor CAPEX projects against budgets and completion forecasts.
• Support investment governance and CAPEX approval processes.
• Conduct financial due diligence for acquisitions, disposals, leases, and major projects.
• Ensure IFRS/GAAP compliance and internal controls.
• Lead annual audit activities related to real estate investments.
• Collaborate with Finance, Tax, Treasury, Legal, Procurement, Facilities, and external stakeholders.
• Provide financial insights to support strategic investment decisions.
• Drive process improvements, automation, and reporting enhancements.
• Assist reporting and dashboards using SAP, FORMA, Power BI or similar.

Are you an experienced CAPEX Controller, Financial Controller, or Real Estate Finance professional looking to play a key role in managing a global real estate investment portfolio? Your Responsibilities

As a Real Estate CAPEX Controller, you will oversee the financial management and reporting of real estate assets and investment projects across the organization.

Key responsibilities include:

• Managing and overseeing accounting and financial reporting for global real estate assets
• Preparing and analyzing budgets, forecasts, cash flow projections, and management reports
• Monitoring CAPEX projects against approved budgets, committed spend, actual costs, and completion forecasts
• Supporting investment governance and capital expenditure approval processes
• Conducting financial due diligence for acquisitions, disposals, lease agreements, and major investment projects
• Ensuring compliance with IFRS, GAAP, tax regulations, and internal financial policies
• Developing and maintaining robust financial controls for real estate and CAPEX activities
• Leading and supporting annual audit activities related to real estate investments
• Collaborating closely with Finance, Tax, Treasury, Legal, Procurement, Facilities Management, and external stakeholders
• Providing financial insights and recommendations to support strategic investment decisions
• Driving process improvements, automation initiatives, and reporting enhancements
• Supporting reporting and dashboard development through platforms such as SAP, FORMA, Power BI, or similar solutions

Your Profile

• Bachelor’s degree in Accounting, Finance, Real Estate Finance, or a related discipline
• Master's degree and/or CPA, ACCA, CMA qualification considered an advantage
• Minimum 5-8 years of experience in Financial Controlling, CAPEX Controlling, Real Estate Finance, or Real Estate Accounting
• Strong knowledge of real estate accounting principles, financial modeling, and property-related investments
• Experience with lease accounting (IFRS 16 / ASC 842) is highly desirable
• Advanced Excel skills and experience with ERP systems such as SAP
• Knowledge of Power BI, FORMA, or similar reporting platforms is a strong advantage
• Excellent analytical, problem-solving, and decision-making capabilities
• Ability to manage multiple stakeholders and priorities in a dynamic international environment
• High attention to detail, accuracy, and integrity
• Fluent business-level German and English are mandatory
