Job summary

Michael Page International (Canada) is seeking an experienced development professional to oversee budgets and schedules across multiple GTA projects. You will analyze site plans, perform financial modeling, and coordinate with developers, consultants, and municipal authorities to ensure successful delivery.

Ideal candidates bring 15+ years in real estate development, strong analytical abilities, and excellent communication within cross-functional teams and external stakeholders.

Qualifications

  • University/college degree in civil engineering, urban planning or related field
  • Ontario P.Eng preferred but not required
  • Exceptional analytical, quantitative and problem-solving skills
  • Experience leading 5–10 low-rise GTA projects; 15+ years in the industry
  • Strong MS Office skills (Excel, Word, PowerPoint, Project, Outlook)
  • Excellent communication and teamwork abilities
  • Ability to manage multiple complex projects and tight deadlines

Responsibilities

  • Review, track and report on project budgets and schedules, including cash flow forecasts
  • Analyze site plans and perform financial modeling and budgeting
  • Coordinate with urban development stakeholders: developers, consultants, planners, contractors, officials
  • Evaluate contracts and regulatory documents
  • Support the Urban Development team and administration as required
  • Lead RFP processes and proposal reviews
  • Stay informed on regulatory and market trends affecting housing development

Job Description

Reviews, tracks and reports on overall project budgets and schedules-including cash flow forecasts, variance analysis, partner reporting packages, etc.

  • Experience in the full real estate development cycle, including site analysis/selection, planning approvals, real estate finance, project budgeting, valuation, evaluating site servicing requirements, assessing/managing community impacts, building/managing public/private sector partnerships, business planning, managing RFP processes and proposal review and selection, contract negotiation and construction management and controls.
  • Extensive experience working with urban and suburban real estate developers, engineering consultants, architects, planners, contractors, and municipal and provincial authorities with current knowledge of relevant legislation affecting housing development and current market knowledge in relation to construction costs and trends in the construction sector
  • Analyze site, building, and suite plans as well as other technical drawings, Prepare and review financial and other quantitative analysis, particularly financial modeling and complex budgeting, with some familiarity of financial accounting statements
  • Work on multiple projects simultaneously, prioritizing and meeting tight deadlines within complex and well-documented critical path schedules
  • Keeps current with the specific political, regulatory, and market trends to keep the business informed of potential changes within the development industry
  • Must be familiar with Tarion, and city planning and building permit approved process
  • Communicate and build trust with, and deliver upon commitments to, diverse groups of stakeholders: municipal staff and politicians, community groups, adjacent landowners, etc. within the GTA,
  • Analyze complex contracts and other legal and regulatory documents, such as official plans and zoning by laws.
  • Works with the larger Urban Development team and assists with general administration as required; and
  • Other duties as requested by management

The Successful Applicant
  • A university or college degree or equivalent (in civil engineering, urban planning or related specialty), and, ideally, some level of formal business education.
  • Ontario P.Eng Preferred but not required.
  • Exceptional analytic, quantitative and problem-solving skills.
  • MUST have experience leading at least 5-10 low-rise projects construction in GTA and must have over 15 years working experience in this industry
  • A high level of skill working within Microsoft Office (Excel, Word, PowerPoint, Project and Outlook)
  • Well-developed communication skills: listening, verbal, written, and graphic
  • Team collaboration and interpersonal skills
