ABOUT THE JOB: The primary purpose of the Senior Property Manager role is to oversee and manage the day-to-day operations of a portfolio of buildings as assigned, in compliance with the Condominium Act. Responsibilities include leadership and supervision of staff, maintaining high aesthetic standards, tracking operational maintenance, contracting vendors, and upholding Board and Resident relations.

RESPONSIBILITIES: On a daily basis, key responsibilities include:

  1. Enforcing the Declaration, By-Laws, Rules and Regulations, and policies of the Corporation.
  2. Maintaining emergency plans and systems to ensure a safe environment.
  3. Establishing and setting preventative maintenance specifications for all major contracts and services, overseeing tendering, enforcing standards, and reviewing contractor performance.
  4. Developing recommendations aligned with the Board's goals, in collaboration with management staff and with input from Senior Management.
  5. Motivating and developing site staff, managing performance expectations.
  6. Preparing the monthly Board of Directors package, including agendas, minutes, reports, and supplementary info.
  7. Supervising all persons working at the property.
  8. Inspecting and following up on repairs from insurable losses.
  9. Preparing and reviewing the annual budget with the Board, including reserve expenditures.
  10. Overseeing collection of fees.
  11. Conducting weekly site inspections.
  12. Reviewing financial statements, balance sheets, and the general ledger.
  13. Holding regular staff meetings to review policies and improve operations.
  14. Assisting in establishing committees and attending meetings.
  15. Handling complaints from the Board or residents.
  16. Providing support for other sites in the portfolio during absences.
  17. Managing special projects, including training initiatives and process improvements.
  18. Fostering employee development and client relations to grow the portfolio.

QUALIFICATIONS: To succeed, candidates must have:

  • 7+ years of experience in residential property management.
  • Proven success managing condominiums and staff.
  • Ability to manage multiple deadlines in a fast-paced environment.
  • Excellent verbal and written communication skills.
  • Strong interpersonal and customer service skills.
  • Professionalism and integrity in business conduct.
