The Property Manager is responsible for all aspects of the management of Toro Group’s Residential Property Portfolio. Reporting directly to the Senior Vice-President at Toro Aluminum, you will work closely with senior management as well the purchasing and accounting departments, outside vendors and tenants.
Responsibilities
- Oversee, maintain, and inspect all designated buildings and properties.
- Oversee all internal or 3rd party service or trades ensuring work is completed to standards, on time and in a safe manner.
- Accomplish financial objectives by collecting rents, facilitating approval process for bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action.
- Property Acquisitions & Leases – administrative communication with ownership, vendors, real estate brokers and agents, insurance, legal and accounting departments.
- Maintain property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units, and completing repairs, planning renovations, contracting with landscaping and snow removal services.
- Tenants (3rd party) – legal processes for screening a tenant, initiating, and terminating leases, handling security deposits, rent collection, renewals, safety compliance, customer service, repairs & maintenance, complying with all relevant laws, codes, and company policies.
- Address tenant questions, complaints, violations, and issues.
- Maintain all property records, actions, etc. in the property management system.
Educational Requirements
- Bachelor’s degree or equivalent experience preferred.
- CPM – Certified Property Manager (or other function/ industry-specific) designation preferred.
Experience Requirements
- Minimum 5 years’ experience in residential property management. Any experience supporting commercial or industrial properties is considered an asset.
- Experience with MS Office Suite and property management software (Yardi Breeze is an asset).
- Exceptional interpersonal and customer service skills, especially the ability to leverage knowledge and experience to influence and attain desired outcomes.
- Working knowledge of property regulations (e.g. Residential Tenancies Act/ RTA).
- Act always with discretion, confidentiality, diplomacy and strong listening skills.
- Excellent oral and written communication skills.
- High level of organization and attention to detail.
