Role impact :
To maintain and operate the Property in a first-class manner within operating budget guidelines while providing an excellent working environment for our office tenants, retail customers, and employees.
What you will deliver :
- Manage the activities of all direct reports to ensure the timely achievement of department goals, within prescribed policies, procedures, and standard business practices.
- Provide regular motivation and mentoring to all staff to encourage ongoing professional development for succession planning purposes. Interact closely with property, portfolio, and national approved consultants, suppliers, and service providers.
- Oversee the work of all Operations staff through daily interaction with managers, supervisors, and bi-weekly staff meetings to ensure responsibilities are completed timely and accurately, fostering a positive work environment.
- Prepare and implement annual operating expense and capital budgets for building operations, reviewing past expenses, determining future needs, and monitoring actual expenditures to maximize revenues within budgets.
- Authorize and process all property operation expenses within approved guidelines, ensuring proper expense allocation and that operations stay within budgets.
- Ensure all mechanical, electrical, and Life Safety Systems operate as designed by conducting inspections and planning long-term equipment replacements for safety and health.
- Develop and administer comprehensive preventative maintenance schedules using in-house systems.
- Assist in the design of major additions or renovations, focusing on operational aspects.
- Review tenant drawings and operational lease items, obtaining budget pricing as needed.
- Focus on reducing operating costs through efficiency and energy conservation without compromising customer satisfaction.
- Promote a safe working environment through accident prevention strategies.
- Ensure compliance with all EHS regulatory and corporate standards, emphasizing energy and waste minimization.

What you need to succeed :
- Undergraduate degree or equivalent in engineering (mechanical / electrical).
- Professional certification in RPA or FMA (BOMI).
- At least 10 years of operations management experience, with 5 in supervisory roles, ideally in large, complex commercial properties.
- Thorough knowledge of electrical / mechanical systems, maintenance, and safety compliance.
- Understanding of preventative maintenance and service software (e.g., Vision FM).
- Strong financial management and lease administration knowledge.
- Proficiency in Word, Excel, and Gmail.
