Job summary

Zen Residential seeks a hands-on Resident Manager to run a 90+ unit property in Regina. You will oversee daily operations, leasing, maintenance, and on-site resident relations to deliver a high-quality living experience.

The role blends property management, maintenance tasks, and customer service in a dynamic environment. Ideal candidates have 2–5 years in residential property management, strong maintenance skills, and proficiency with Yardi.

Qualifications

  • 2–5 years of hands-on residential property management, maintenance, or similar hands-on role.
  • Ability to perform general maintenance tasks including basic plumbing, electrical, and carpentry.
  • Experience cleaning and maintaining residential buildings to a high standard.
  • Excellent customer service and communication skills; able to work independently.

Responsibilities

  • Oversee the daily operations of a 90+ unit residential property.
  • Manage all leasing activities including showings, applications, move-ins, and renewals.
  • Earn leasing commissions for each suite successfully signed.
  • Build strong relationships with residents by providing responsive, professional service.
  • Collect rent and proactively manage arrears.
  • Conduct regular property inspections to ensure cleanliness, safety, and overall condition.
  • Maintain accurate records, work orders, and reports using property management systems.
  • Ensure compliance with company policies, safety standards, and local regulations.
  • Respond to after-hours emergencies as required.

About the Role

Zen Residential is seeking a hands-on, service-driven ResidentManager to oversee the full day-to-day operations of our first property inRegina, a 90+ unit residential community.

This is a unique, all-in-one role that blends propertymanagement, leasing, maintenance, and cleaning responsibilities. You will act as the primary on-site presence, responsible for creating a well-run, well-maintained, and welcoming environment for residents.

From leasing and resident relations to completing repairs andmaintaining common areas, you will take ownership of the property and play akey role in delivering a high-quality resident experience. This role is idealfor someone who enjoys autonomy, takes pride in their work, and thrives in adynamic, hands-on environment.

What You Will Do
Property Operations and Leasing
  • Oversee the daily operations of a 90+ unit residential property.
  • Manage all leasing activities including showings,applications, move-ins, and renewals.

Maintenance and PropertyStandards
  • Perform general maintenance and minor repairs withinsuites and common areas.
  • Prepare vacant units to ensure they are clean, safe,and market ready.
  • Maintain cleanliness of common areas, hallways,amenities, and exterior spaces.
  • Coordinate and oversee external contractors forspecialized repairs and services.
What You Bring
  • 2 to 5 years of experience in residential propertymanagement, maintenance, or a similar hands-on role.
  • Strong ability to perform general maintenance tasksincluding basic plumbing, electrical, and carpentry.
  • Experience with cleaning and maintaining residentialbuildings to a high standard.
  • Excellent customer service and communication skills.
  • Ability to work independently and take full ownershipof the property.
  • Strong organization and time management skills with theability to manage multiple priorities.
  • Comfortable using property management software such asYardi.
  • Valid driver's licence and reliable transportation.
  • Basic tools required for maintenance tasks.
  • Physical ability to perform maintenance dutiesincluding lifting, bending, and climbing ladders.
