Job summary

Colliers in Canada is seeking a Senior Lease Auditor to join our Lease Administration team. The role focuses on reviewing and auditing OPEX, CAM, RET, insurance and utilities, ensuring accuracy and compliance with lease terms across various property types.

You will work with landlords, review ledgers, prepare summaries of findings, and support dispute resolutions while maintaining client relationships and high-quality documentation.

Qualifications

• Entry level skills in managing and performing lease audits for OPEX, CAM, RET, Insurance and Utilities.
• Strong knowledge of commercial lease language and provisions such as Proportionate Share, Base Years, Gross up provisions.
• Familiar with pre-audit reviews of annual expense reconciliations to ensure accuracy and compliance with lease terms.

Responsibilities

• Review and understand information provided by landlords such as General Ledgers, Real Estate Tax bills, Insurance premiums/declaration pages, utility invoices, etc.
• Communicate effectively with landlord representatives to request backup documentation and support audits.
• Prepare final analysis and clearly articulate the Summary of Findings for each audit performed.
• Maintain audit files and track status across multiple client accounts and audits.
