Job description

Quality Assurance Specialist
Turnkey Investment Properties
Edmonton, AB

If you're looking for a job where noticing what everyone else walks past is the entire point, keep reading.

Turnkey Investment Properties develops, builds, and manages multifamily rental properties across the Edmonton area. We handle every step in house, from finding the site and pulling permits through design, construction, and long-term property management. Our building arm, Glenora Homes, has been working in and around Edmonton for 18 years and has delivered hundreds of properties from start to finish. We build our clients' properties to the same specifications we use for our own, so quality is not a box we tick at the end. It is the product.

As our team continues to grow, we are seeking a Quality Assurance Specialist to walk our sites and hold the work to the standard we promise our investors and our tenants.

Why work here

We will teach you the technical side. Plans, build stages, what to look for at each inspection point, all of that is trainable and we train it. What we are hiring for is the eye. If you are the person who spots the crooked line, the missing piece, the thing that is almost right but not quite, you will do well here.

You will not be rubber stamping anything. You will have the authority to flag work that isn't right, direct access to the site team and to ownership, and real ownership of what gets signed off. We have buildings going up on a steady cadence, so you will see the same stages over and over and get very good at them fast. Within a year you will know more about how a building actually goes together than most people who have been around it for five.

What you'll do
  • Walk active sites and inspect the work at each stage of the build, using our checklists
  • Compare what has been built against the approved plans and our standards
  • Build and track deficiency lists, then follow up until items are actually fixed
  • Document everything with photos, checklists, and clear written notes
  • Make sure sites are ready before municipal and third party inspections
  • Complete final walkthroughs before buildings are handed over
  • Watch for problems that keep coming back and help us fix them at the source
  • Keep daily communication going between the site team, the trades, and the office
What we're looking for
  • Exceptional attention to detail. You notice the quarter inch and the thing that is out of place.
  • Consistency. You work a checklist the same way on the last stop of the day as the first.
  • Comfortable outdoors. You are fine on job sites year round, Edmonton winters included.
  • Willing to speak up. You raise an issue directly when something needs to be redone, without making it personal.
  • Comfortable with the tech. A phone or laptop for photos, checklists, and short reports.
  • Reliable and self-directed. Much of your day is spent on your own, moving between sites.
  • Curious and quick to learn. We will teach you what to look for.
  • Valid driver's licence and a reliable vehicle for travel between sites
  • Based in the Edmonton, AB area

Any background where you inspected, audited, or checked work against a standard is an asset, whatever industry it was in.

What we offer
  • Competitive compensation based on experience
  • Full-time, year-round work with a company that has steady volume
  • Training on everything technical you need to know for the role
  • A clear scope where quality is the job, not something squeezed in around other duties
  • Direct access to ownership and real influence on how we build
  • Room to grow as the company takes on more projects
