Job summary

Turnkey Investment Properties Inc. is hiring a Construction Quality Control Inspector to inspect multifamily builds in Edmonton, AB, year-round, full-time. You will follow plans and our standards, identify issues, and document findings on every stage of construction.

You’ll be trained on plan reading, build stages, and inspection criteria, and you will have the authority to ensure quality without delays. Applicants must reside near Edmonton and travel between sites.

Responsibilities

• Inspect each build stage on active job sites using checklists and compare builds to plans.
• Write deficiency lists specific enough for trades to fix without escalation.
• Photograph and document all findings and follow up until items are corrected.
• Ensure sites are ready before municipal and third-party inspections.
• Conduct the final walkthrough prior to handover and help address recurring issues at the source.

Construction Quality Control Inspector | Edmonton, AB | Full-time | $25 to $30 per hour

Why Turnkey

This is a site inspection job where the checking is the whole job. You walk our multifamily builds at every stage, compare the work to the plans and our standards, and make sure anything that is not right gets fixed before it is covered up. Quality is not squeezed in around other duties here. It is your job, and you have the authority to back it up.

You do not need a construction background. We train you on plan reading, build stages, and what to look for at each inspection point. What we hire for is the eye: the person who spots the crooked line, the missing fastener, the gap everyone else walked past. People who have inspected, audited, or checked work against a standard in manufacturing, warehousing, the trades, the military, or anywhere else tend to do very well in this role.

We have buildings going up on a steady cadence, so you see the same stages over and over and get good at them quickly. Within a year you will know more about how a building actually goes together than most people who have been around construction for five.

About Turnkey Investment Properties

Turnkey Investment Properties develops, builds, and manages multifamily rental properties across the Edmonton area. We handle every step in house, from finding the site and pulling permits through design, construction, and long-term property management. Our building arm, Glenora Homes, has been building in and around Edmonton for 18 years and has delivered hundreds of properties from start to finish. We build our clients' properties to the same specifications we use for our own.

The role

You will spend most of your day on active job sites. You will inspect each build stage using our checklists, compare what was built against the approved plans, and write deficiency lists specific enough that the trade can fix the item without calling you. You will photograph and document everything as you go, follow up until each item is actually corrected, and make sure sites are ready before municipal and third-party inspections. Before a building is handed over, you run the final walkthrough. When the same problem keeps showing up, you track it and help us fix it at the source.

What we are looking for:

• A sharp eye for detail and the discipline to work a checklist the same way on the last stop of the day as the first
• Comfort telling someone their work needs to be redone, plainly and without making it personal
• Happy working outdoors and on active job sites year round, Edmonton winters included
• Comfortable using a phone and laptop for photos, checklists, and short written reports
• Self-directed: much of your day is spent on your own, moving between sites
• A valid driver's licence and a reliable vehicle for travel between sites
• Living in the Edmonton area
