CLV Group seeks an experienced Property Operations Manager to lead our maintenance team across a portfolio of multi-unit residential properties in Ottawa. Responsibilities

• Oversee daily property operations and maintenance activities in a portfolio of multi-unit residential properties.

• Plan and monitor preventative maintenance schedules and energy efficiency efforts.
• Supervise in-house maintenance staff and cleaners; coordinate with contractors.
• Manage capital improvement projects and procurement of materials and services.
• Identify and resolve resident concerns; report issues to senior management.
• Issue notices to residents as needed and maintain proper documentation.
• Conduct regular inspections to ensure building systems operate optimally.
• Maintain records and ensure regulatory compliance for all properties.
• Assist with budgeted performance and financial objectives.

Job description

CLV is looking for an experienced Property Operations Manager to join our maintenance team. In this role, you will oversee the daily operations, maintenance activities, and overall performance of an assigned portfolio of multi-unit residential properties. You will be responsible for ensuring the timely resolution of building needs and emergencies while maintaining high standards of safety, regulatory compliance, and preventative maintenance. This position requires a strong focus on building systems optimization, operational efficiency, resident satisfaction, and the achievement of property performance and financial objectives.

Compensation

• $55,000 to $65,000based on skills and experience.

• Three weeks of paid vacation annually, starting on day 1 of employment.

Responsibilities

In addition to the responsibilities typically expected of a maintenance professional, responsibilities will include:

• Performing and supervising effective property operations in compliance with all applicable building codes,actsand regulations.
• Conducting regular, daily, weeklyand monthly inspections of the property to ensure proper functioning of building systems, minimizing hazardous conditions, safety and security risks and maximizing overall appearance ofproperty.
• Creating and monitoringpreventative maintenanceschedules.
• Performing and arranging for maintenance repairs for existing resident and vacated units.
• Managing and supervising the work performed by in-house maintenance staff and cleaners.
• Coordinating with contractors, conducting deficiency inspections, and managing the scope of maintenance and capital improvement projects.
• Identifyingand resolving routine resident matters while reporting concerns requiring action to seniormanagement.
• Preparing and issuing applicable notices to residents in the performance of day-to-day activities.
• Performing regular inspections of the buildings and systems to ensure optimumlevels of mechanical operation and energyconservation.
• Procuring materials, supplies, and contractor services for the building.
• Other related duties as requiredor directed by senior management.

Must Have

Additional Information

• Must have valid, class G driver’s license, access to personal vehicle, and clean drivers abstract.
• Must have tools necessary to complete basic maintenance tasks. Any specialty tools required will be provided by the employer.
• Participation in an after-hours rotational response team will be required.
• As a condition of employment, all successful candidates will be asked to complete a criminal record check (CRC).
