Job Description

The Property Manager plays a key role in managing urban multi-residential properties, ensuring exceptional service and resident experiences. This position oversees daily operations, team development, and financial performance while maintaining high-quality standards. The ideal candidate thrives in a fast-paced environment, is proactive, and is committed to delivering outstanding resident service. As a leader, the Property Manager fosters strong relationships with residents, team members, and business partners, ensuring alignment with Tricon’s mission, vision, and values.

Essential Duties and Responsibilities:

Operations & Property Management

  • Oversee all aspects of property operations, including team management, leasing, budgeting, forecasting, reporting, collections, renewals, contract management, expense control, hiring, and training.
  • Ensure compliance with company policies, industry regulations (Ontario Residential Tenancies Act, Landlord and Tenant Board, Fire Code, etc.), and health & safety standards.
  • Manage repairs, maintenance, and preventative upkeep, ensuring all work is completed efficiently and documented.
  • Authorize work and purchase orders within approved limits.
  • Conduct regular inspections and follow-ups to address deficiencies promptly.
  • Collaborate with the Maintenance Manager on suite turnovers to ensure quality and policy adherence.
  • Work with Leasing and Revenue Managers to optimize renewals and leasing strategies.

Resident Experience & Community Engagement

  • Lead a customer-focused team to provide best-in-class service to residents, visitors, and contractors.
  • Foster a strong sense of community through proactive resident engagement and high-quality resident events.
  • Address inquiries, feedback, and concerns professionally, ensuring a positive resident experience.
  • Promote a culture of hospitality and excellence among staff.

Leadership & Team Development

  • Motivate and develop on-site teams and third-party vendors to achieve high performance.
  • Ensure team alignment with company vision and strategy, driving innovation and accountability.
  • Support staff in resolving issues and encourage collaboration across departments.
  • Recruit, train, and mentor team members, fostering a positive and productive work environment.
  • Engage in industry associations to stay informed on best practices and trends.

Financial Management & Performance

  • Prepare and manage annual operating budgets and monthly forecasts.
  • Oversee rent collection, legal processes, and financial reporting to ensure accuracy and compliance.
  • Maintain detailed invoice approvals, ensuring all financial deadlines are met.
  • Analyze and review operating statements, variance reports, and property performance metrics.
  • Manage vendor negotiations to achieve optimal pricing and service quality.

Minimum Requirements:

  • University or college degree (real estate specialization preferred).
  • 5+ years of experience in property management, with a track record of success in luxury portfolios.
  • Proven experience managing and developing teams (5+ direct reports).
  • Strong knowledge of building systems and contract negotiations.
  • Proficiency in Microsoft Office; Yardi experience is an asset.

Physical Demands:

  • Frequently required to sit, talk, and hear.
  • Regularly required to stand and move; use hands to grasp, squeeze, finger, handle, and feel; reach, push, and pull with hands and arms; twist; reach overhead; stoop, kneel, squat, bend, and crouch.
  • Regularly required to climb and descend stairs and ladders.
  • Regularly lift, carry, and move up to 50 pounds.
  • Vision abilities required by this job include close vision, distance vision, and depth perception.
  • If driving a company-provided vehicle: coordinate hands and feet, incorporating vision and hearing, to drive safely.
