Job summary

Royop in the Edmonton area seeks a seasoned Property Manager to oversee administration, accounting, operations, maintenance, and marketing of an assigned portfolio, including lease administration and rent collection.

Based at our Sherwood Park Mall regional office, you will develop tenant relations, supervise property operations, manage annual budgets and CAPEX planning, and collaborate with leasing, development, marketing, and accounting teams to drive performance.

Qualifications

  • Minimum 5 years of experience managing commercial real estate; experience managing retail properties considered an asset.
  • Post-secondary education is an asset.
  • A valid driver’s license and vehicle.
  • Possess a high level of computer literacy with various software programs.
  • A knack for working with others and contributing to a team environment that thrives on high performance and fun.
  • Advanced verbal and written communication skills and analytical skills.
  • Experience working and coordinating with tenants, including reading lease documents.
  • Strong organizational skills, able to multi-task and manage priorities and deadlines with quality and accuracy.
  • Proven customer service and problem-solving skills.
  • An eagerness to champion Royop’s organizational culture and values.

Responsibilities

  • Responsible for day-to-day management of an assigned portfolio including administration, accounting, leasing, and property operations.
  • Develop and maintain positive relationships with clients, investors, internal colleagues, consultants, and suppliers.

  • Ensure lease administration and rent collection are performed timely.
  • Monitor accounts receivable and tenant performance; escalate issues as needed.
  • Oversee building operations including preventative maintenance and repairs.
  • Lead the preparation of quarterly/monthly operational reports.
  • Prepare and monitor annual operating budgets; review variances.
  • Monitor annual financial performance and NOI targets.
  • Establish CAPEX plans for property and coordinate maintenance with staff and subcontractors.
  • Coordinate leasing with Leasing Manager (amendments, renewals, assignments).
  • Collaborate with development, leasing, construction, marketing, and accounting.

SUMMARY OF THE ROLE:

Reporting to the General Manager, Edmonton, you are an accomplished Property Manager who oversees and coordinates the administration, accounting, operations, maintenance, and marketing of an assigned portfolio.

WHAT YOU’LL DO:
  • Responsible for the day-to-day management of an assigned portfolio of properties, including, but not limited to, administrative functions, accounting, leasing, and property operations.
  • Proactively develop and maintain positive, professional relationships with clients, investors, internal colleagues, consultants, and suppliers.
  • Develop and maintain strong tenant relations through regular interactions and site visits.
  • Ensure all aspects of tenant lease administration, rent collection, and day to day administrative functions are maintained and executed in a timely fashion.
  • Monitor accounts receivable and tenant performance; elevate rent collection issues to the GM/Director for assistance.
  • Ensure that the landlord’s obligations to their tenants are satisfied in accordance with their lease obligations.
  • Conduct quarterly site inspections to ensure Occupational Health and Safety compliance and operation excellence standards are met.
  • Oversee all aspects of building operations including, but not limited to, preventative maintenance programs and repairs.
  • Lead team in preparation of the quarterly/monthly operational reports.
  • Prepare, oversee, and closely monitor annual operating budgets; review and report variances.
  • Monitor annual financial performance of assigned portfolio to ensure financial (NOI) targets are achieved.
  • Establish and implement CAPEX plans for property.
  • Work with employees assigned to maintenance function, including subcontractors, performing work onsite.
  • In coordination with the Leasing Manager, manage leasing of existing building portfolio including, but not limited to, amendments, renewals, assignments, etc.
  • Collaborate with development, leasing, construction, marketing, and accounting departments as required.
  • Supervise and evaluate direct report (PA) through formal and informal discussions.
  • Conduct annual performance reviews with direct report.
  • Champion Royop’s organizational culture, employee policies, and occupational health and safety initiatives.
  • Other related duties as they arise.

WHERE YOU’LL WORK:
  • Working out of our Sherwood Park Mall regional office, during regular business hours from 8:30 a.m. to 4:30 p.m.
  • Flexibility with occasional personal appointments and commitments.
  • Periodic travel to assigned portfolio of properties in Alberta.
  • Some out of town or offsite travel may be required from time to time.
  • This role requires the ability to work remotely during pandemic-related situations, with access to a suitable computer and a secure, reliable internet connection. Royop will provide the necessary tools to securely access our work systems.
