Job summary

QuadReal Property Group in Mississauga seeks a Property Manager to lead day-to-day management of suburban industrial properties, supervise the property management team, and uphold exceptional tenant relations and service standards.

Candidates should have a minimum of 5 years in commercial property management (Class A industrial), a real estate license or RPA/CPM designation, and proficiency with Yardi and Microsoft Office.

Qualifications

• Minimum 5 years property management experience in commercial portfolios, with a focus on Class A Industrial properties.
• Sustainability experience with programs such as BESt or LEED EB:OM is an asset.
• Preference for post secondary real estate education and a valid license; RPA/CPM designation preferred.
• Strong communication, relationship-building with senior management, contractors, tenants and the public.
• Ability to manage multiple priorities, meet deadlines and stay detail oriented.
• Proven decision making and problem solving; ability to adapt to change.
• Advanced Word, Excel, Microsoft Office and email; working knowledge of Yardi.
• Must hold a valid driver’s license and have a reliable vehicle.

Role Description

Based out off Financial Drive, Mississauga, ON, the Property Manager will support the suburban Industrial properties. Reporting directly to the General Manager, the successful incumbent will be responsible for providing best in class customer service, management, and oversee the property management team for the facility.

Responsibilities

• Responsible for the day to day management of the properties.
• Ensure superior tenant relations through personal contact and excellent customer service.
• Supervise direct reports to ensure high standards are maintained in accordance with established policies.
• Interact and effectively communicate on financial performance, property operations, staffing and tenant relations.
• Responsible for building revenue and expenses including preparing and operating within an approved budget; analyzing monthly financial statements and preparation of monthly management report; ensure tenant billings and year end adjustments are correct and conform to the lease.
• Administer leases to ensure all requirements are met.
• Oversee accounts receivable to ensure they are maintained at an acceptable level.
• Ensure capital projects including building improvements and leasehold improvements are properly implemented.
• Oversee all Landlord’s Work and construction projects along with Operations team
• Oversee the sustainable initiatives and programs.
• Promote community involvement and charitable events in the portfolio with tenants and staff
• Tendering, recommending and supervising service contracts.
• Work closely with Operations teams to ensure the efficient operation, maintenance and repair of properties including compliance with government regulations, achievement of maintenance/life safety standards and sourcing cost effective ways to operate.
• Oversee management of cleaning, snow removal, security and landscape contracts to ensure performing within company standards and exceeding needs of tenants.
• Supervise and/or develop appropriate operating procedures for the properties ensuring legislative or regulatory requirements are adhered to and emergency response procedures are regularly updated.
• Work cooperatively with Leasing to support achievement of budgeted leasing projections.
• Regular site visits to all locations.
• Other duties as required.

Experience and Qualifications

• Experience - Minimum 5 years property management experience in commercial portfolios, with a focus on Class A Industrial properties.
• Sustainability – Experience with BOMA BESt, LEED EB:OM or other sustainable programs an asset.
• Education - Preference to post secondary in real estate and Real Estate agents license. RPA or CPM designation is required.
• Relationship/Leadership Skills - Able to communicate effectively and professionally, both oral and written; able to develop and sustain cooperative working relationships with senior management, contractors, tenants and the public; able to partner with clients to meet client needs; self-motivated, professional and flexible; able to motivate, empower and coach/counsel staff in the achievement of performance goals.
• Organizational/Multi-Task Skills - Able to allocate one’s time effectively, work under pressure and manage tight deadlines; able to handle multiple demands and competing priorities, adapt to new ideas and constant changes; able to cope with changing client needs and deliver successful results within agreed upon timeframes; detail oriented.
• Decision Making Skills – Able to resolve problems using facts and sound reasoning; able to achieve goals using a strategic approach; proven innovation with a willingness to manage and adapt to change.
• Computer Skills – Advanced knowledge of Word, Excel, Microsoft office, e-mail required. Working knowledge of Yardi
• Must hold a valid drivers license and reliable vehicle

The expected annualized base salary range for this role is $90,000 – $110,000 prorated for the duration of the contract.
