Job summary

Scott Construction in Burnaby seeks an experienced Project Manager for Special Projects to lead commercial and institutional small new builds, tenant improvements, and renovations. You will oversee project scopes, schedules, budgets, and coordination with clients and internal teams.

Responsibilities

  • Manage project lifecycle from start to finish with focus on schedule, cost, and scope.
  • Collaborate with site team to develop and monitor project plans and schedules.
  • Develop recovery strategies when timelines or budgets are at risk.
  • Oversee prime/subcontract responsibilities and negotiate subcontracts and purchase orders.
  • Ensure timely and accurate project accounting and progress applications.
  • Lead project close-out, archive documents, and warranty/deficiency management.

Opportunity Summary

Reporting to the Project Director, as the Project Manager, Special Projects, you will be part of a team that collaborates to drive creative solutions for our clients and internal/external stakeholders. You will be responsible for successful completion of commercial and institutional small new builds, tenant improvements, and renovations.

Key Responsibilities
  • Project lifecycle from start to finish includes relations, profitability, and schedule adherence.
  • Work closely with the site team to develop the project plan and monitor the project schedule.
  • Develop recovery strategies when project schedule or budget is in jeopardy.
  • Understand and enforce prime contract and subcontract responsibilities.
  • Negotiate and issue subcontracts, major purchase orders and monitor their progress and schedule.
  • Work with the accounting department to ensure project accounting is accurate and timely.
  • Prepare and issue progress applications to owner according to established schedules.
  • Review/approve subcontractor applications for payment and expedite owner payment from within contract terms.
  • Process all change orders, including negotiating and assessing cost and schedule impact.
  • Review/approve subcontractor applications for payment and expedite owner payment from within contract terms.
  • Manage all facets of project close-out, including archiving of documents, maintenance and warranty manuals, deficiencies, and warranty work.
  • Participate in tender closing when requested.
  • Supervise, mentor, coach, and train project personnel.
  • Establish and maintain positive relationships with external and internal clients and represent the company at industry functions and events.

Qualifications
  • 3+ years of previous Project Management experience working on commercial, institutional and/or concrete projects with a minimum spend of $5 million with maximum spend of $10 million an asset.
  • University or college diploma in a relevant construction/engineering program.
  • Excellent computer skills including experience using MS Office, Project Scheduling and Project Management software - experience with Procore considered an asset.
  • Experience in all forms of contracts and delivery.
  • Sound knowledge in the review and negotiation of contracts for construction projects.
  • Strong technical, business, financial and legal acumen.
  • Excellent communication skills (oral, written, and presentation), including the ability to successfully translate technical information to non-technical individuals.
  • Experience working with different project delivery methods.
  • Exemplary leaderships skills, including strong teambuilding capabilities.
  • Knowledge of key principles involved in bid preparation, including quantity take-off procedures, subtrade procurement, pricing and bid closing procedures.
  • Excellent relationship building skills and ability to solve problems.
