Job summary

Gestion Zagora, a growing property management company in Moncton, NB, is seeking a Regional Manager to lead operations across our residential portfolio. You will supervise property managers and on-site teams, ensure financial performance, drive tenant satisfaction, and collaborate with leasing, maintenance, and accounting teams.

The role requires 5+ years in property management, strong leadership and budgeting skills, and the ability to travel between properties.

Qualifications

• College or university degree in Property Management, Business Administration, Management, or a related field.
• 5+ years of experience in property management, ideally within a multi-property residential portfolio.
• Experience supervising teams and managing a real estate portfolio.
• Strong knowledge of property operations and residential property management in New Brunswick.
• Experience with budgeting and financial performance analysis.
• Excellent leadership, communication, and problem-solving skills.
• Strong decision-making abilities and the ability to handle complex situations.
• Excellent organizational skills and ability to manage multiple priorities.
• Strong customer service orientation and ability to manage tenant-related situations.
• Proficiency in Microsoft Office and property management software.
• Self-motivated, professional, proactive, and accountable.
• Excellent English proficiency; French is an asset.
• Valid driver's license and availability to travel regularly between properties.

Responsibilities

• Oversee the day-to-day operations of a portfolio of residential properties in the Moncton area.
• Ensure the operational and financial performance of assigned properties.
• Supervise, coach, and support Property Managers and on-site teams.
• Establish operational objectives and monitor key performance indicators.
• Conduct regular property visits to assess building condition, performance, and operational standards.
• EnsureGestion Zagora's standards for service, maintenance, and property management are consistently maintained.
• Oversee tenant relationships and intervene in complex or escalated situations.
• Collaborate with the Leasing team to optimize occupancy rates and lease renewals.
• Oversee maintenance activities, repairs, and property improvement projects.
• Manage relationships with vendors, contractors, and external partners.
• Participate in the preparation and monitoring of property budgets.
• Analyze revenue, expenses, accounts receivable, and other financial performance indicators.
• Identify opportunities for operational improvements, cost reductions, and value creation.
• Oversee renovation and major maintenance projects.
• Ensure compliance with applicable New Brunswick laws and property management regulations.
• Identify operational challenges and implement corrective action plans.
• Participate in the recruitment, onboarding, and development of property management team members.
• Promote a culture of collaboration, accountability, and operational excellence.
• Perform other related duties as required by management.
