The Maintenance Technician assists in cleaning and ensuring the proper physical maintenance of the property, including the grounds. This position requires you to live on-site and perform on-call duties.

Property Maintenance Responsibilities
  • Knowledge of maintenance systems (pumps, generators, pools, sprinklers, ventilation, boilers, etc.)
  • Ensuring residents comply with rules, especially regarding maintenance and hazardous substances
  • Maintaining grounds according to standards, including sewage, water, gas, electrical systems, landscaping, mowing, and snow removal
  • Safe handling of cleaning materials (WHMIS)
  • Performing repairs (light fixtures, vents, filters, plumbing)
  • Operating equipment safely and maintaining logs and equipment
  • Ensuring compliance with regulations (water testing, etc.)
  • Pre-inspection of vacant suites
  • Coordinating with Property Manager on maintenance schedules and contractors
  • Supervising service providers and inspecting work quality
  • Daily inspection of mechanical, HVAC, and sprinkler systems
  • Handling special projects and other duties
Customer Service Responsibilities
  • Responding to resident issues within 24 hours
  • Promoting community atmosphere
  • Interacting professionally with residents
  • Exceeding service expectations
Fire Safety and Emergency Responsibilities
  • Maintaining fire and life safety standards, logs, and drills
  • Understanding emergency procedures for fire, flood, mold, etc.
Cleaning Responsibilities
  • Managing staff to keep grounds and complex clean daily
  • Exterior duties: snow removal, garbage handling, maintenance, watering gardens, curb appeal
  • Interior duties: cleaning common areas, maintenance, vacuuming, dusting, etc.
  • Vacant unit cleaning and minor repairs
