  • Develop, administer, and monitor operating and capital budgets.
  • Review financial statements, monitor expenditures, approve invoices, and oversee collections.
  • Prepare and present management reports to Boards and stakeholders.
  • Attend Board meetings and share updates and recommendations.
  • Ensure compliance with legislation, governance documents, health and safety standards.

What You'll Be Doing

As a Property Manager, you will oversee the operational, financial, and administrative performance of an assigned portfolio while fostering strong relationships with condominium boards, owners, residents, vendors, and stakeholders.

Key Responsibilities
  • Manage the day-to-day operations of a portfolio of condominium, residential, commercial, and mixed-use properties.
  • Build and maintain trusted relationships with Boards of Directors, property owners, residents, and service providers.
  • Provide leadership, mentorship, and direction to on-site administrators, maintenance teams, and contractors.
  • Ensure properties are maintained to the highest standards of safety, appearance, and operational excellence.
  • Coordinate maintenance programs, repairs, capital projects, and preventative maintenance initiatives.
  • Conduct regular site inspections and implement proactive solutions to enhance asset value and resident satisfaction.
  • Manage vendor relationships, service agreements, contract negotiations, and contractor performance.
  • Develop, administer, and monitor operating and capital budgets.
  • Review financial statements, monitor expenditures, approve invoices, and oversee collections and arrears management.
  • Prepare and present management reports, recommendations, and property updates to Boards and stakeholders.
  • Organize and attend Board meetings, Annual General Meetings, and other stakeholder meetings.
  • Ensure compliance with applicable legislation, governing documents, health and safety standards, and industry best practices.
  • Identify opportunities to improve operational efficiency, service delivery, resident experience, and overall portfolio performance.
  • Respond professionally and effectively to resident inquiries, concerns, and urgent property matters.
What You Bring
Required Qualifications
  • Valid CMRAO Licence.
  • Post-secondary education in Property Management, Business Administration, Real Estate, or a related discipline.
  • Minimum 3-5 years of progressive property management experience.
  • Proven success managing a property portfolio independently with a strong sense of ownership and accountability.
  • Experience leading, mentoring, and supporting administrative, maintenance, or site-based teams.
  • Solid understanding of condominium, residential, and/or commercial property management operations.
  • Experience managing budgets, financial reporting, forecasting, and expense control.
  • Strong knowledge of applicable legislation, including condominium governance and property management regulations.
  • Exceptional organizational, communication, and relationship-building skills.
  • Ability to effectively manage multiple priorities within a fast-paced environment.
  • Proficiency with property management software and Microsoft Office applications.
  • Strong analytical, problem-solving, and decision-making abilities.
  • Valid driver's licence and reliable transportation.
Preferred Qualifications

Professional industry designations such as CPM, RPA, ARM, RCM, or other related credentials are considered valuable assets.
