Qualifications

Valid CMRAO Licence.
Post-secondary education in Property Management, Business Administration, Real Estate, or related discipline.
Minimum 3–5 years of progressive property management experience.
Experience leading and mentoring on-site teams.
Strong knowledge of condominium governance and property management operations.
Experience managing budgets, financial reporting, forecasting, and expense control.
Excellent organizational and communication skills.
Ability to manage multiple priorities in a fast-paced environment.
Valid driver’s licence and reliable transportation.

Responsibilities

Manage day-to-day operations of a portfolio including condominium, residential, commercial, and mixed-use properties.
Build and maintain trusted relationships with Boards of Directors, owners, residents, and service providers.
Provide leadership and direction to on-site administrators, maintenance teams, and contractors.
Ensure properties meet safety, appearance, and operational standards.
Coordinate maintenance programs, repairs, capital projects, and preventative maintenance.
Conduct site inspections and implement proactive solutions to enhance value and resident satisfaction.
Manage vendor relationships, contracts, and performance.
Develop, administer, and monitor operating and capital budgets.
Review financial statements, monitor expenditures, approve invoices, and oversee collections.
Prepare and present management reports to Boards and stakeholders.
Attend Board meetings and share updates and recommendations.
Ensure compliance with legislation, governance documents, health and safety standards.
Identify opportunities to improve efficiency and service delivery.
