Job summary

Greystar is seeking a Maintenance Supervisor to oversee repair work, make-ready processes, and safety compliance across the community. You will guide a maintenance team, handle resident service requests, and coordinate with vendors to maintain high-quality grounds and facilities.

The role requires hands-on leadership, strong technical knowledge in HVAC, plumbing, and electrical systems, and a commitment to safety and regulatory compliance in Ontario.

Qualifications

• High school diploma, GED or related experience; trade cert/technical training is an asset.
• 2+ years in residential building maintenance or facilities operations.
• Lead by example and work hands-on with a maintenance team.
• Advanced knowledge of HVAC, plumbing, electrical systems; construction background.
• Strong understanding of Ontario Fire Code, Building Code, Electrical Code, OHSA Act.
• Strong financial acumen and analytical skills.
• Excellent communication and negotiation abilities.
• Ability to manage stakeholder relationships.
• Ability to prioritise tasks and adapt to changing demands.
• Proficient in MS Office and related software.
• Ability to read, write and communicate to represent management and respond to inquiries.
• Solid math skills for financial/admin documents.
• Knowledge of current market trends and regulatory requirements.
• Able to work a flexible schedule including evenings, weekends and holidays.

Responsibilities

• Assists and completes work orders from resident requests; diagnose defects and repair per policies and safety rules.
• Oversees make-ready process for vacant units; pre-move-out inspection and punch list.
• Set standards for cleanliness and appearance of grounds, exteriors, interiors, and common areas.
• Inspects work of team members and contractors; develops corrective action.
• Monitors inventory and orders supplies with Community Manager within budget.
• Completes monthly preventative maintenance as per Manual.
• Supports cost-cutting by fixing instead of replacing parts when possible.
• Leads safety meetings; keeps MSDS current and compliant with safety laws.
• Provides responsive customer service to residents and team members.
