Job summary

Royal York Property Management is seeking experienced HVAC Technicians to diagnose, maintain, repair and install residential HVAC systems across Ontario. You will work independently, manage appointments with a mobile app, and document findings while traveling between properties in your own vehicle.

Required are 3+ years of field experience, active licences, own tools, GPS-enabled smartphone, and strong diagnostic skills.

Qualifications

• Minimum 3 years paid HVAC field experience.
• Able to diagnose and complete assigned work independently.
• Experience servicing residential HVAC systems.
• Active licences/certificates for HVAC work.
• Own reliable vehicle to travel between appointments.
• Own HVAC tools and testing equipment.
• Own smartphone with GPS and ability to submit updates.
• Strong diagnostic and problem-solving skills.
• Ability to test work and report issues.
• Basic English communication.
• Punctuality and GPS-based appointment adherence.
• Arrive within 30 minutes of scheduled time.

Responsibilities

• Diagnose HVAC problems and recommend repairs or replacements.
• Perform maintenance, tune-ups, repairs, and installs within scope.
• Service furnaces, AC, heat pumps, boilers, water heaters, ducts, and related equipment.
• Inspect filters, airflow, thermostats, and electrical components.
• Identify parts and note when additional work is needed.
• Test systems before departure to ensure proper operation.
• Document model/serial numbers, findings, and completed work.
• Capture clear photos of equipment and work performed.
• Report unsafe equipment or work outside approved scope.
• Use mobile app to read orders, navigate, upload photos, and update statuses.
• Travel between appointments using own vehicle.
