Maintenance Supervisor

About the Role:

The Maintenance Supervisor at Fitzrovia is a senior role responsible for overseeing the comprehensive maintenance operations within our luxury apartment communities. This position demands advanced technical skills and leadership abilities to ensure that all building systems operate efficiently and in compliance with safety regulations. The Maintenance Supervisor is responsible for guiding and supporting the maintenance team, coordinating with vendors, managing budgets, and working closely with the Capital Projects team on major projects and preventive maintenance initiatives.

As we are a highly collaborative team, this role is on-site full-time, and the successful candidate will be required to work on site.

Responsibilities:

  1. Establish and maintain strong relationships with staff, contractors, vendors, and customers, fostering a collaborative and positive environment
  2. Provide technical guidance and recommendations to the maintenance team, assisting in the analysis and resolution of complex building system issues, and developing options for effective maintenance management
  3. Ensure the safe and compliant operation of all building systems, including HVAC, mechanical, life safety, plumbing, electrical, carpentry, painting, snow removal, and pool maintenance
  4. Oversee and manage the completion of all service requests efficiently and to the highest standard
  5. Respond to emergencies on a 24-hour basis as part of the on-call rotation, executing emergency procedures to ensure safety and minimize property damage
  6. Supervise the preparation of market-ready suites, including painting, cleaning, general repairs, and housekeeping, to ensure a superior living environment for new residents
  7. Maintain the cleanliness and safety of all community areas, including grounds, pools, and pet spaces, ensuring they are free from trash, debris, and hazards
  8. Coordinate with vendors for various maintenance services, including scheduling, requesting services, negotiating contracts, and managing vendor performance. Ensure all vendor work aligns with budget constraints and project timelines
  9. Monitor and report maintenance issues that impact the budget, including life safety concerns, building operations, vacant repairs, and common area needs, to the Property Manager
  10. Plan, execute, and document all prescribed preventive maintenance tasks, ensuring continuous property upkeep and preventing costly repairs
  11. Collaborate with the Capital Projects team on major renovation projects and large-scale maintenance initiatives, providing input on project planning, execution, and resource allocation
  12. Ensure strict adherence to company policies and procedures, maintaining high standards of building efficiency and compliance with legislation such as the Ontario Building Code, Ontario Fire Code, and other relevant regulations
  13. Lead and participate in training programs as required by Fitzrovia and local city and provincial jurisdictions, ensuring the team is well-equipped to handle all maintenance challenges
  14. Provide exceptional customer service, maintaining a professional and courteous demeanor in all interactions with residents, staff, and vendors
  15. Safeguard and maintain all company tools and equipment, ensuring they are in optimal working condition and properly used by the maintenance team

Qualifications and Experiences:

  1. High school diploma or equivalent required; additional certifications in maintenance-related fields
  2. 3-4 years of experience in residential building operations, with advanced technical expertise in building systems and maintenance
  3. Building Environmental Systems (BES) Operator Class 1 and 2 certification considered a strong asset
  4. 1-2 years of supervisory experience, with a strong track record of leading and guiding maintenance teams
  5. Experience in vendor management, including scheduling services, budgeting, and contract negotiation
  6. Proficiency in working with computerized maintenance management systems (CMMS) and other digital tools for managing maintenance tasks
  7. Advanced knowledge of HVAC, plumbing, electrical systems, and general construction, with a background in construction, HVAC, and plumbing highly preferred
  8. Strong understanding of the Ontario Fire Code, Building Code, Canadian Electrical Code, Occupational Health and Safety Act, and other relevant legislation, including “Confined Space” entry procedures and associated testing equipment
  9. Excellent verbal and written communication skills, with the ability to effectively interact with residents, staff, and vendors
  10. Demonstrated ability to multi-task, prioritize, and manage time effectively in a fast-paced environment
  11. Computer literacy, including proficiency in MS Office and other relevant software
  12. Flexibility to work any shift, Sunday-Saturday, to support the company’s operational needs
  13. Comprehensive knowledge of all facets of building operations and maintenance

On-Call Expectations:

  • The Maintenance Supervisor is expected to be available for on-call duties as scheduled. This includes responding to emergency maintenance requests outside of regular working hours to ensure building safety and occupant comfort

Workplace Conditions:

  • Ability to perform physical tasks, including lifting, bending, and pushing up to 50 lbs
  • Working in both indoor and outdoor environments, sometimes in challenging weather conditions
  • Working in construction environments during the property's opening phase, with exposure to dust, heat, noise, and other related conditions
