Job summary

KV Capital is expanding its CMHC-insured multifamily lending platform across Western Canada. The Director, Originations will lead deal sourcing, underwriting collaboration, and client relationships to close CMHC-insured transactions and grow the insured lending practice.

You will work with brokers, developers, and sponsors, taking ownership of a portfolio while ensuring CMHC program compliance and risk-controlled growth in British Columbia and Alberta.

Qualifications

  • Bachelor’s degree in finance, real estate, economics, business, or a related field is required.
  • Industry recognized credentials in mortgage brokering and/or advanced certifications such as CPA, CFA, AMP, or MBA are considered an asset.
  • 5+ years of progressively responsible experience in commercial mortgage origination, multifamily lending, or CMHC-insured lending.
  • Proven experience closing annual lending transactions of $500MM+.
  • Experience building lasting relationships with brokers, sponsors, and developers in Canadian multifamily lending.

INSURED LENDING

KV Capital is expanding its CMHC-insured multifamily lending platform, providing insured term and construction financing solutions for multifamily and purpose-built rental properties under CMHC’s National Housing Act programs. Our platform pairs deep capital markets and securitization expertise with a disciplined, credit-aware approach to origination, delivering competitive insured financing to borrowers, sponsors, and developers across the market.

POSITION: Director, Originations, Insured Lending

REPORTING TO: VP, Insured Lending

YOUR OPPORTUNITY

The successful candidate will lead the growth of KV Capital’s CMHC-insured multifamily lending platform and presence across the Western Canadian market. This will entail:

  • Developing and maintaining mutually beneficial borrower, broker, and sponsor relationships within the multifamily and purpose-built rental market across British Columbia and Alberta;
  • Taking ownership in the origination and management of your own portfolio of CMHC-insured opportunities;
  • Collaborating with the underwriting team to resolve issues and bring forward CMHC-compliant funding solutions to clients; and
  • Participating in the growth of KV Capital’s Insured Lending platform.

Success will be dictated by your ability to provide expert level service to our clients, consistently sourcing and closing CMHC-insured transactions and leveraging your network and industry expertise to bring value to clients and build on KV Capital’s reputation as a trusted expert in the multifamily lending market.

YOUR KEY RESPONSIBILITIES

In collaboration with KV Capital’s leadership team, you will be responsible for:

  • Leveraging your network of key contacts to source new CMHC-insured multifamily financing opportunities, primarily term mortgages, including MLI Select, MLI Standard, and construction take-out transactions;
  • Generating and maintaining strong relationships with brokers, developers, and multifamily owners to provide a consistent pipeline of deal flow;
  • Demonstrating the ability to negotiate and develop needs-based solutions and presenting proposals to clients, effectively satisfying borrower needs within the objectives of KV Capital;
  • In conjunction with the underwriting team, preparing, negotiating and finalizing mandates, term sheets, underwriting models and deal packages;
  • Skillfully structuring CMHC-insured mortgage opportunities, including developing and negotiating terms that balance risk and reward, optimizing value for all parties involved, and ensuring compliance with CMHC program parameters, regulatory requirements, industry standards and KV Capital’s risk appetite;
  • Overseeing the progress of a loan through all stages from inception to post-funding management to ensure credit quality and timelines are met, and a deal is retained through ongoing communication with all parties involved;
  • Generating loan volume and revenue commensurate with your experience level and professional network;
  • Identifying opportunities to introduce clients to KV Capital's broader capital solutions;
  • Meeting and exceeding targets and business goals set by KV Capital; and
  • Promoting the KV Capital brand in the marketplace, liaising with internal and external stakeholders to achieve growth and position KV Capital as a preferred insured lending partner to both new and existing clients.

YOUR CAPABILITIES AND CREDENTIALS

  • A bachelor’s degree in finance, real estate, economics, business, or a related field is required.
  • Industry recognized credentials in mortgage brokering and/or advanced certifications such as CPA, CFA, AMP, or MBA are considered an asset. Direct knowledge of CMHC multi-unit programs (MLI Select, MLI Standard, construction financing) and the HB-2 underwriting framework is strongly preferred.
  • 5+ years of progressively responsible experience in commercial mortgage origination, multifamily lending, or CMHC-insured lending.
  • Proven experience closing annual lending transactions of $500MM+.
  • Experience building lasting relationships, with an established network of broker, sponsor, and developer contacts in the Canadian multifamily and CMHC-insured lending markets.
  • Financial acumen and excellent knowledge of the multifamily real estate and mortgage industry, with experience relevant to purpose-built rental and/or residential construction projects.
  • Strong underwriting capability on complex loan transactions, including the ability to independently size and structure deals.
  • Strong understanding of CMHC-insured mortgage products, market trends and economic factors that affect multifamily real estate valuations.
  • Comprehensive understanding of credit risk, effectively identifying, evaluating, and mitigating potential risk of loss.
