Job summary

Living Properties Inc. is seeking a licensed property manager to oversee a commercial condominium building in Toronto. The role is full-time with immediate start; the ideal candidate brings 10–15 years of condo management experience and CMRAO General License where possible.

You will lead board meetings, manage budgets, oversee maintenance and coordinate staff and contractors, ensuring compliance with the Condominium Act and maintaining strong communications with the Board and owners.

Qualifications

Responsibilities

• Understand and apply the Condominium Act, 1998 (S.O. 1998, c. 19).
• Manage common expenses and condo records.
• Host monthly board of director meetings and oversee owner meetings.
• Provide regular reporting to the Board of Directors.
• Respond to Board concerns, owner complaints and emergencies.
• Oversee property maintenance, staff and service contractors.
• Prepare annual budgets and monitor reserve funds.
• Assist with insurance oversight and financial reporting.

Living Properties Inc. is seeking a motivated, proactive and properly licensed property manager to manage a commercial condominium building in Toronto. The position is full-time, and the start date is immediate.

A Successful Candidate Will

• have a minimum 10-15 years of experience in condominium management;

• possess strong negotiation and project management skills

Preference will be given to candidates with a bachelor’s degree in the STEM fields (i.e. engineering) from a Canadian or American University and who have CMRAO license (General License).

The responsibilities of a condominium residential manager includes, but is not limited to the following:

• Working knowledge of the Condominium Act, 1998, S.O. 1998, c. 19 (the “Act”)
• Collective common expense fees
• Keeping records for the condo corporation
• Hosting monthly board of director (“BOD”) meetings and overseeing administration of all owner’s meetings
• Regular reporting to the BOD
• Responding to BOD concerns
• Responding to owner complaints
• Ensuring maintenance and repair of the property
• Hiring and monitoring service companies, and overseeing staff and contractors
• Preparing draft annual budgets and overseeing reserve fund
• Implementing an emergency management plan and responding to emergencies
• Preparing status certificates
• Issuing meeting notices and reporting on the affairs of the corporation
• Monitoring the corporations insurance
• Preparing financial reports and arranging for audits
• Advising the BOD on compliance with the Act
• Advising the BOD on its financial responsibilities (e.g. contributions to the reserve fund, long-term reserve fund planning)
