Job summary

C-Era Property Management & Realty (Associa® Company) in Calgary is seeking a licensed condominium manager to take ownership of a direct condo portfolio and deliver exceptional service. You will manage operations, budgets, and board communications while ensuring compliance with applicable acts and bylaws.

This hybrid Calgary role offers administrative support, a collaborative team, and opportunities for growth within a recognized association management firm.

Qualifications

• Minimum 2 years of direct condominium portfolio management experience.
• Experience working directly with condominium boards and governance structures.
• Strong understanding of condo financials, budgeting, and reserve funds.
• Familiar with Condominium Act & Regulations and condominium bylaws.
• Valid Driver’s License, clean driving record, reliable vehicle.
• Must reside in Calgary or surrounding communities.

Responsibilities

• Manage a portfolio of condominium corporations in accordance with established management agreements.
• Serve as the primary liaison to Board of Directors, providing guidance and recommendations.
• Oversee building operations, maintenance programs, and contractor performance.
• Prepare and manage budgets, financials, and reserve planning with our accounting team.
• Ensure compliance with the Real Estate Act, Condominium Property Act, and bylaws.
• Lead board meetings, prepare agendas, and maintain accurate records.
• Supervise on-site staff (where applicable).
• Identify operational improvements and proactively address issues.
