POSITION OVERVIEW:

Startec Refrigeration Service is currently recruiting a Commercial Estimator/Project Manager to work at our Calgary, Alberta location (9423 Shepard Road SE, T2C 4R6). The Commercial Estimator/Project Manager is responsible for both estimating and managing HVAC/Refrigeration construction projects, ensuring they are completed on time, within budget, and to the highest quality standards. This role oversees all aspects of project administration and execution, including estimating, bidding, budgeting, scheduling, cost control, labor management, material procurement, quality control, jobsite safety, and customer satisfaction. You will analyze drawings and specifications to develop accurate cost estimates, coordinate resources and materials, and facilitate seamless project execution. Through clear communication and strategic planning, you will align stakeholders and drive project success.

KEY PERFORMANCE INDICATORS (KPI):

ESTIMATING & PRE-CONSTRUCTION (Weighting 40%)

Cost analysis

• Estimating materials, equipment, and labour costs.
• Gathering quotes from sub-contractors and suppliers.
• Assessing the levels of risk on a project.
• Providing detailed estimates based upon conceptual documents as well as schematic, design development, and construction documents.
• Reviewing documents and identifying project bid requirements, scope of work, critical schedule and sequences, non-standard work conditions, cost impacts, material and equipment data, safety and compliance requirements, risk management, and special requirements.

Proposal Development

• Preparing and submitting quotations for work.
• Helping with bids for new contracts.
• Participating in pre-bid meetings, bid strategy meetings, and post-construction meetings.

PROJECT MANAGEMENT (Weighting 40%)

Execution

• Overseeing projects from start to finish to ensure the project is constructed in accordance with design, budget, and schedule.
• Demonstrating ability to read and understand contracts, construction documents, plans, and specifications.

Scheduling & Documentation

• Preparing and managing construction project schedules, workers, and resource needs.
• Preparing and tracking submittals, RFIs, and change orders.
• Coordinating scheduling to ensure material is ordered and delivered at the required dates.

PROJECT COST REPORTING (Weighting 20%)

Cost Management

• Monitoring the stages of a project to ensure that costs are kept in line with forecasts.
• Controlling all project costs, including material, labor, subcontractors, and other fees involved.
• Providing monthly project cost projections, documenting work done to date, work to be completed, and percent complete of actual work completed vs. previous estimated costs to complete.

Financial Administration

• Providing monthly project billing requirements to administration.
• Coordinating the submission of all close-out documentation.

QUALIFICATIONS:

• A minimum of 3 years estimating experience in commercial construction.
• Solid knowledge of construction; HVAC & Refrigeration processes and ability to read drawings.
• AutoCAD & drafting skills an asset.
• Experience tendering to subcontractors.
• Strong prioritization, organizational, analytical, and problem-solving skills.
• Excellent verbal and written communication skills.
• Ability to work in a fast-paced team environment.
• Possession of a valid Alberta driver’s license and satisfactory driver record.
• Excellent time management skills with the ability to multitask.
• Post Secondary Education in Engineering or Construction Refrigeration or HVAC Estimating would be advantageous.
