The Asset Manager (AM) will be responsible for ensuring that the assets under their management meet or exceed the targets outlined in the asset plans. In completing this, the AM will handle client reporting, financial analysis, identification and implementation of value-add opportunities, communication with third-party property management companies, creation of annual operational and capital budgets, development and execution of marketing strategies, and ongoing communication with stakeholders and service providers. The AM will also assist in acquisitions, dispositions, financing activities, creation of asset plans, training and mentoring analysts, and participating in other daily activities as required by stakeholders.
Duties and Responsibilities
- Evaluate asset performance against individual asset plans; recommend and implement revisions as needed.
- Conduct full financial reviews and analyses quarterly and as necessary.
- Establish annual operational and capital budgets aligned with asset plans.
- Develop leasing and marketing strategies to maximize income and property value, supported by market comparables and competitive data.
- Review and approve capital projects; monitor progress to ensure timely completion and quality standards.
- Provide guidance to third-party property management regarding daily management and operations.
- Engage external providers for design-related capital projects; oversee and approve design implementations with the capital projects team.
- Attend property tours at least quarterly.
Reporting
- Prepare, review, and present quarterly reports to clients.
- Generate ad hoc reports as requested by clients.
- Create business and asset plans for new acquisitions.
- Manage property tax appeal processes.
- Identify and implement value creation opportunities with support from capital projects and property management teams.
Relationship Building
- Assist with acquisitions, dispositions, and financing transactions.
- Coordinate due diligence activities with relevant departments and third parties.
- Manage investor and client relations.
- Collaborate with internal teams on value-add initiatives and special projects (e.g., energy initiatives).
- Ensure compliance with conditions set by lenders, municipalities, and other authorities; address any deficiencies.
- Organize and lead property tours with clients and stakeholders.
- Maintain day-to-day relations with third parties including property managers, suppliers, joint ventures, lenders, brokers, consultants, advisors, accountants, lawyers, insurers, appraisers, and regulators.
Requirements
- Degree in Business, Urban Development, or related field; MBA or professional designation preferred.
- At least 7 years of experience in real estate or a related field.
- Experience in the multi-residential sector is highly desirable.
- Strong time-management, prioritization, and multitasking skills with the ability to meet tight deadlines.
