What This Role Is All About

Chard Development is looking for an Asset Manager to help shape and grow our evolving Asset Management function. Working closely with the Senior Director of Finance & Investments and supported by a Junior Investment Analyst, this role plays a key part in optimizing the performance of Chard’s growing portfolio of purpose-built rental assets. You'll collaborate across teams—including property management, leasing, and finance—to enhance asset value, drive NOI growth, and support strategic decision-making.

This is an opportunity to bring a thoughtful, hands-on approach to the long-term stewardship of high-performing rental communities, while contributing to the continued growth of the platform.

What You’ll Be Doing

  • Contribute to the development and execution of thoughtful, asset-level business plans—including rent positioning, capital planning, and cost management strategies aimed at long-term value creation.
  • Monitor performance against budgets, business plans, and market benchmarks to ensure assets stay on track.
  • Identify and implement value-add opportunities and operational improvements; track and report on outcomes.
  • Oversee key financial metrics by reviewing rent rolls, operating statements, leasing activity, and capital budgets.
  • Maintain and update financial models to evaluate asset performance (NOI, cash flow, IRR, ROI) and support data-driven decisions.
  • Work closely with accounting and finance teams to ensure accurate reporting and alignment with lender and investor expectations.

Operations & Leasing Support

  • Partner with property management teams to support strong day-to-day operations and resident experience.
  • Collaborate with leasing teams to refine pricing strategies, evaluate concessions, and guide marketing initiatives.
  • Analyze leasing performance, occupancy trends, turnover, and rent collection to ensure targets are met.
  • Support execution of capital projects and preventative maintenance strategies in coordination with property teams.
  • Review and advise on commercial leases, renewals, and rental escalations to ensure alignment with asset goals.
  • Monitor market trends, comparables, and tenant profiles to inform proactive leasing and operational strategies.

Investor Reporting

  • Prepare clear, timely reporting packages for internal leadership, board members, and investment partners.
  • Participate in asset reviews, investor updates, and strategic planning sessions.
  • Support acquisition and disposition efforts through financial analysis, due diligence, and transition planning.

What You’ll Bring

  • Bachelor’s degree in Real Estate, Finance, Business, or related field.
  • 3+ years of experience in residential real estate asset management, multifamily operations, or property investment.
  • A developed people leadership skill set, or the desire to take on and learn how to lead
  • Strong knowledge of residential leasing, property operations, and housing market dynamics.
  • Advanced Excel and financial modeling skills;
  • Strong experience with property management software (e.g. Yardi)
