The Asset Manager (AM) will be responsible for ensuring that the assets under their management meet or exceed the targets outlined in the asset plans. In completing this, the AM will handle client reporting, financial analysis, identification and implementation of value-add opportunities, communication with third-party property management companies, creation of annual operational and capital budgets, and the development of marketing strategies. The AM will also maintain ongoing communication with stakeholders and service providers, assist in acquisitions, dispositions, and financing activities, create asset plans, mentor analysts, and participate in daily activities as required by stakeholders.
Duties and Responsibilities
- Evaluate asset performance against asset plans and recommend revisions as necessary.
- Conduct full financial reviews and analyses quarterly and as needed.
- Develop annual operational and capital budgets aligned with asset plans.
- Prepare leasing and marketing strategies to maximize income and property value, supported by market data.
- Review and approve capital projects, monitor progress to ensure timely completion and quality.
- Guide third-party property management companies on daily management and operations.
- Engage and oversee design-related capital projects with third-party providers and capital project teams.
- Attend property tours at least quarterly.
Reporting
- Prepare, review, and present quarterly reports to clients.
- Generate ad hoc reports as requested.
- Develop business and asset plans for new acquisitions.
- Manage property tax appeal processes.
- Identify and implement value creation initiatives with support from capital and property management teams.
Relationship Building
- Support acquisitions, dispositions, and financing transactions.
- Coordinate due diligence activities with relevant departments and third parties.
- Manage investor and client relations.
- Liaise with internal teams regarding value-add projects like energy initiatives.
- Ensure compliance with conditions set by lenders, municipalities, and other authorities, and address deficiencies.
- Organize property tours with clients and stakeholders.
- Manage day-to-day relations with third parties including property managers, suppliers, lenders, brokers, and regulatory bodies.
Requirements
- Degree in Business, Urban Development, or related field; MBA or professional designation preferred.
- Minimum 7 years of experience in real estate or related fields.
- Experience in the multi-residential sector is advantageous.
- Strong time-management, prioritization, and multitasking skills.
- Excellent communication skills, both oral and written.
- Strong organizational, analytical, and problem-solving abilities.
- Interpersonal skills and ability to collaborate effectively.
